Marumsco Hills has single-family houses, townhouses and apartments
Weeds peek through the cracks of Marumsco Hills’ sidewalks, which are lined with single-family homes built between the 1960s and ‘70s. Vinyl-façade minimal traditional houses sit on 10,000-square-foot lots, often shaded by an American sycamore tree. Cracked concrete driveways run alongside the homes, many of which are four-bedroom split-foyers. The neighborhood also has a few condo complexes and Colonial Revival-style townhouses from the late ‘90s and early 2000s, mainly around Prince William Parkway. Single-family homes here can cost between $450,000 and $550,000, while condos and townhouses can cost between $300,000 and $400,000. Locals can walk to a few small green spaces in the neighborhood, including Lancaster Park, where blue and green playgrounds and swing sets sit atop wood chips. Woodbridge Little League plays on its five baseball diamonds throughout the summer, and skateboarders glide down the half pipe at the skate park. Adjacent to Veterans Memorial is the Occoquan Bay National Wildlife Refuge, a 580-acre peninsula on the Occoquan River. The neighborhood follows a few different Prince William County Public School pipelines, which Noel says makes for a convenient location. “There are quite a few elementary and middle schools right in the neighborhood, so this is a great area if you want your kids to walk or bike to school every day,” she says. Students south of Prince William Parkway can attend Marumsco Hills Elementary School or Vaughan Elementary School, both earning C-plus grades from Niche. They may continue to B-rated Woodbridge Middle School and C-plus-rated Freedom High School, where Advanced Placement classes include human geography and Spanish. Students north of the Prince William Parkway are zoned for Kilby Elementary School and Fred M. Lynn Middle School, both earning a C-plus. They may continue to A-minus-rated Woodbridge High School, which offers specialty programs in cosmetology and aviation maintenance.Churches in Marumsco Hills
The neighborhood is home to three churches, including the Woodbridge Church of Christ, which has been its red-brick, contemporary-style building on Surrey Drive since 1963. Over 3,000 parking spots are less than 2 miles away in the commuter lots just west of I-95. Locals can hop in a vanpool, driving north on I-95 for 25 miles to reach Washington D.C. “I-95 has HOV lanes,” says Noel. “Parking in one of those commuter lots and driving on that lane can sometimes shave like 20 to 30 minutes off a commute time.” The Woodbridge train station, 2 miles east of the neighborhood, follows Amtrak’s Northeast Regional line, taking passengers to Union Station in about an hour. Virginia Railway Express’s Fredericksburg line also runs here, reaching the same place in about an hour and a half. Several OmniRide bus stops are in the commuter lot and along U.S. Route 1, just east of the neighborhood. Ronald Reagan Washington National Airport is less than 25 miles northeast, and Dulles International Airport is 30 miles northwest. Sentara Northern Virginia Medical Center has an emergency room and a vascular center in a red-brick building on the neighborhood’s southwestern corner. The 183-bed hospital is one of the largest employers in Prince William County, providing over 1,000 jobs across its several campuses.Grocery stores and chain restaurants surround Potomac Mills
Skylights shine over cream and brown-tiled floors at one-story Potomac Mills, which has over 200 outlet stores like Nike, Nordstrom Rack and Bloomingdale’s. Locals can catch the latest blockbusters at AMC or bowl a strike down neon-lit alleys at Round1, which also has an arcade and billiards room. Stand-alone stores, including Target and Ikea, and a few restaurants surround the mall’s parking lot. Red leather booths, dart boards and flat-screen TVs fill The Bungalow Alehouse, a sports bar with weekly trivia nights and regular watch UFC parties. While the restaurant is locally owned, Noel says that’s rare for the area. “Woodbridge doesn’t have a big local food scene. The Cheesecake Factory and the Chili’s are kind of the places to be on the weekend.” Other chain restaurants near the mall include beach-themed Bahama Breeze and the retro-style Silver Diner, complete with jukeboxes and neon signs.
