Kim Pace, an associate broker with eXp Realty, credits these places for the community’s tight-knit atmosphere. “People in the neighborhood threw multiple going away parties when the owners of the last house I sold here were moving out. That’s how well everybody knows each other,” she says. “I also have friends who’ve moved away from the neighborhood, then moved back because they miss the sense of community.” Grocery stores and fast-food restaurants dot four-lane Old Bridge Road, spanning the neighborhood’s northern edge. Regional shopping centers, like Stonebridge at Potomac Town Center, and commuter routes to Washington, D.C., are also nearby.

Houses built between the 1980s and ‘90s dot Old Bridge’s wide, asphalt roads. Colonial Revivals sit on half-acre lots, often covered in white oak trees and ornamental shrubs. Wood picket fencing encloses the backyards of New Traditional houses, which can regularly be around 2,700 square feet. Homes have attached two-car garages and three to four bedrooms. Buying here can cost between $650,000 and $750,000, a range higher than a Prince William County home’s average $550,000 selling price. HOA fees vary in Old Bridge
Depending on a home’s size and location, monthly HOA fees can cost between $75 and $100. “There isn’t one consistent HOA fee. Townhouses typically cost more than single families,” Pace says. “Houses farther from the clubhouse also have a lower fee.” On Beaver Pond Road, Old Bridge’s clubhouse has a concession stand and a patio overlooking a pond surrounded by lush greenery. Blue umbrellas shade white lounge chairs around the lifeguard-protected pool, where the Old Bridge Breakers swim team practices during the summer. Tennis balls whack against the two dark green rubber courts, which also have pickleball lines. Several small playgrounds, like the swings and slides on McIntire Drive, are sprinkled throughout the neighborhood.
The paved Old Bridge Estates Trail is accessible off several streets in the neighborhood’s western region. Its mile-and-a-half route stretches under a dense canopy of eastern white pine and black walnut trees, eventually connecting to the Chinn Aquatics & Fitness Center. the Prince William County Department of Parks & Recreation manages the center, which has an indoor pool, cardio equipment and weights. Next door, the Chinn Park Library hosts regular toddler story times, adult writing workshops and sewing classes.

Neighborhood strip malls and proximity to Stonebridge at Potomac Town Center
A Safeway grocery store anchors the Merchant Plaza shopping center in the neighborhood’s northwestern corner, also home to drive-throughs like Chick-fil-A and McDonald’s. Dillingham Square is a red-brick shopping strip on Old Bridge Road with a Food Lion, Gold’s Gym and a few locally owned restaurants. Commanders' jerseys and TVs adorn the walls of Brittany’s, a sports bar with regular poker and karaoke nights. Floor-to-ceiling windows light Water’s End Brewery, where the rotating beer selection is written on chalkboards and patrons enjoy snacks like soft pretzels and beef jerky. Old Bridge Road also has a few churches, like the Old Bridge United Methodist Church, which offers a preschool program.
Potomac Mills, 3 miles south of the neighborhood, has over 100 stores like Bloomingdale’s, Nike and Sephora, but Pace says locals rarely visit the mall. “People only go to Potomac Mills to shop at the Walmart and Ikea. It’s a really congested mall, especially on the weekends when all the teenagers are there.” She adds that Stonebridge at Potomac Town Center, 4 miles south, is the area’s less-crowded retail option. “It’s outside, it’s newer, and the stores are better.” Shoppers can walk Stonebridge’s sidewalks, lined with stores like Apple, Athleta and Carhartt.

Highly ranked Prince William County Public Schools
Children can attend Old Bridge Elementary School, graded an A by Niche, and Lake Ridge Middle School, earning a B-plus. They may continue to A-rated Woodbridge High School, which offers specialty programs in cosmetology and aviation maintenance. Each school is less than a mile east, but Pace says kids don’t walk to school. “All three schools are around Old Bridge Road, and that’s a heavy-traffic street, so kids typically take the bus to school, or their parents drive them.”

Nearby Interstate 95 is a traffic-heavy highway
Though some streets have sidewalks, Old Bridge is a car-dependent community. Interstate 95 is 5 miles to the east, making D.C. another 25-mile drive north. Pace warns that traffic on the highway often makes that commute over an hour long. “Driving during rush hour is almost impossible. It’s taken me 35 minutes to drive 1 mile before.” The Woodbridge train station is less than 6 miles east of the neighborhood. It follows Amtrak’s Northeast Regional route, which takes passengers to Union Station in under an hour, and Virginia Railway Express’s Fredericksburg Line, which reaches the same place in about 2 hours. There are several OmniRide bus stops along Old Bridge Road. Sentara Northern Virginia Medical Center is the closest hospital, 4 miles south. Washington Dulles International Airport is less than 25 miles northwest, and Ronald Reagan Washington National Airport is just as close to the northeast.
River activity in the nearby Occoquan Historic District
Formerly a mill town on the Occoquan River, the Occoquan Historic District is just 5 miles east of Old Bridge. “Kayaking and fishing on the Occoquan River is the biggest outdoor activity here,” Pace says. “Some people move to Old Bridge because it’s close to that district, but it's cheaper. Townhouses on the Occoquan can cost over $1 million.” Locals can walk along Mill Street, where chocolate shops and boutiques fill Federal-style storefronts from the 18th century. A public kayak ramp is tucked under Virginia Route 123, and anglers can catch largemouth bass and yellow perch at River Mill Park.
