A tobacco plantation turned townhouse suburb in Woodbridge
At the tip of Neabsco Creek, Rippon Landing brims with marshland beauty, suburban conveniences and 18th-century history. The Woodbridge neighborhood was originally a tobacco plantation and trade port owned by Colonel Thomas Blackburn, George Washington’s aide-de-camp throughout the Revolutionary War. Townhouses have since filled the area’s lush terrain, and the plantation’s original colonial-style house is now a museum, while the port is crossed by a scenic boardwalk hiking path. Nicole Prescott, a Realtor with Allison James Estates and Homes, who has sold several properties in the area, says the neighborhood's convenient location near commuter routes and shopping centers is also a draw. “Interstate 95 and the Rippon metro station are both less than 5 minutes away,” she says. “It’s also right next to Potomac Mills and Stonebridge at Potomac Town Center, which are probably the best shopping centers in Prince William County. It’s a commuter neighborhood, but there’s still plenty to do within the community.”

Newer housing for the Woodbridge area
Sidewalks, young American elm trees and townhouses built between the late 1980s and early 2000s line Rippon Landing’s winding roads. Prescott says these newer houses attract homebuyers. “Most of Woodbridge was built in the ‘50s, so this is a newer neighborhood for the area,” she says. “These houses are nice as is. They don’t need renovations.” Most homes are Colonial Revival-style, made of red bricks or a vinyl façade. They can have two to five bedrooms, and some have under-unit garages. Similar to a Woodbridge home’s average $500,000 selling price, older homes here may start at $400,000, while newer options can cost $550,000. Though rarer, New Traditional-style single-family homes can sell in the $600,000 to $700,000 range.

The Rippon Landing Community Center has a pool and gym
Monthly Rippon Landing Homeowners Association fees depend on home size: $234 for one-bedroom units, $310 for two-bedrooms, and up to $376 for three-bedrooms. The association maintains neighborhood landscaping and the classical-style Rippon Landing Community Center on Elizabeth Burbage Loop. Inside, locals can work out in the gym or watch television in the living room. Blue lounge chairs surround the lifeguard-protected pool, and tennis players strike up games on the rubber court outside.

Built in 1747, Rippon Lodge is one of the oldest houses in Prince William County. Locals can tour the interior, filled with oil paintings, original crown molding and period-accurate furniture. “A lot of schools will visit it for field trips,” Prescott says. “Other than that, most people will tour it once, then never again. The reenactments do get a local crowd, though.” In November, actors dressed in breeches and tricorn hats teach visitors about Prince William County’s role in the March to Yorktown during the Revolutionary War. “The grounds are also really well-maintained and pretty, so it’s a popular place to go walking,” Prescott adds. The house sits on 40 acres with stone paths weaving around daffodil patches, herb gardens and a cemetery with headstones dating back to the early 1800s.
Across the street, Neabsco Regional Park spans 300 acres along the neighborhood’s eastern edge. Hikers and bikers can trek the less-than-one-mile-long boardwalk path on the creek’s marshland, covered in saltgrass and cordgrass. Observation decks along the way offer views of wildlife like great blue herons, red-winged blackbirds and mallards. The boardwalk is part of the 800-mile Potomac Heritage National Scenic Trail, running from Virginia to Pennsylvania. It also connects to the 500-acre Leesylvania State Park, about 3 miles south of the neighborhood. Locals can launch paddleboats and powerboats into the Potomac River from the park’s boat ramps, and anglers can catch largemouth bass, catfish and yellow perch from the wooden fishing pier.

B grades for Prince William County Public Schools
Children here can attend Fitzgerald Elementary School, graded a B by Niche, and Rippon Middle School, earning a B-plus. They may continue to C-plus-rated Freedom High School, which offers dual enrollment classes like photography and public speaking with Northern Virginia Community College, which is less than a mile west of the neighborhood. Glass and red-brick buildings cover the 109-acre Woodbridge campus, where students can get associate degrees in subjects like business administration, nursing and web development. Mary G. Porter Traditional School, which earns an A rating, is a specialty school educating kindergarten through eighth-grade students on Forest Grove Drive.

Shopping at Stonebridge and Potomac Mills
“People will shop at Stonebridge and Potomac Mills interchangeably,” Prescott says. “Personally, I think Stonebridge is nicer because it’s newer and it’s outside.” A Wegmans grocery store and an Alamo Drafthouse Cinema anchor Stonebridge at Potomac Town Center, a mixed-use shopping strip that opened in 2012 less than 2 miles northwest of the neighborhood. Ornamental shrubs and potted plants line stone sidewalks, connecting other stores like Carhartt, Old Navy and Apple. It has chain restaurants like Starbucks and Potbelly and a few locally-owned options. For instance, beer tanks and wooden tables fill Brew Republic Bierwerks, known for its American-style grub, trivia on Mondays and Friday night karaoke. “Potomac Mills is more for big shopping trips because there’s a Costco and Ikea,” Prescott adds. Bloomingdales, Nike and 100 other stores are 3 miles north in Potomac Mills, Virginia’s largest outlet mall that’s been here since 1985.

Nearby Interstate 95 has HOV lanes
Though residential streets have sidewalks, Rippon Landing is a car-dependent community. Interstate 95 is about a mile west of the neighborhood, making Washington, D.C., a less than 30-mile drive north. Prescott warns that traffic often backs up on the highway. “Traffic is terrible even when it’s not rush hour. It can take over an hour to get from Woodbridge to D.C.” She adds that there are ways to lessen commute time. “Most people have an E-ZPass and carpool to drive on the HOV lanes. Those lanes move a little quicker than the regular ones.” Over 3,000 parking spots are 5 miles away in the commuter lots just west of I-95. Drivers can park there, then hop in a carpool to drive on I-95’s HOV lanes. The Rippon Metro station is 2 miles east of the neighborhood. It follows Virginia Railway Express’s Fredericksburg Line, reaching Union Station in about two and a half hours. Sentara Northern Virginia Medical Center is the closest hospital, about 2 miles north. Several OmniRide bus stops are also in the neighborhood. Ronald Reagan Washington National Airport is 25 miles northeast, and Dulles International Airport is 40 miles northwest.
