Roughly 13 miles south of Dripping Springs, the long-established farming and ranching community of Wimberley Springs-North Woodcreek is growing quickly in Hill Country. Spanning 23 square miles of Hays County, the eco-minded culture is dovetailing with Austin's rapidly growing scene for adventure tourism. Vineyards, bed and breakfasts, and cabin campgrounds are springing up between the cattle and horse ranches that have been around for decades. “The scenery is gorgeous, as you’re in the Hill Country,” says Realtor Alice Lebkuecher of Keller Williams Realty. “But our proximity to both Austin and San Antonio is also a huge selling point. I tell people that one of the best things about living in this area is that you can make travel arrangements out of either airport, because it’s the same distance to both Austin and San Antonio.” Yet as the area grows, famous outdoor landmarks like Jacob's Well hang in the balance, highlighting the battle between old and new.

Holding out for Jacob's Well

The natural spring of Jacob's Well had pushed out roughly 2 million gallons of deep blue water from the Trinity Aquifer, every day for what seemed like forever. Consisting of four chambers, the underwater cave reaches a deepest point of 140 feet, making it a tantalizing spot for scuba divers. But spelunkers beware: The swimming hole remains closed for the foreseeable future. "About two years ago, Jacob's Well quit flowing, and it really has not been flowing at a normal level since then," says Katherine Sturdivant, Parks Education Coordinator for Hays County. "While it's usually a highly recreational site where people come and swim every summer, we haven't allowed swimming in two years." Nevertheless, there are still some out-and-back hiking trails in Jacob's Well Natural Area, and additional private and public swimming holes can be found throughout Hill Country. Local sensitivity to water use is on display at the Jacob's Well Community Garden, a tennis court turned nursery. Owned by the Wimberley Valley Watershed Association, the nursery strictly relies on rainwater to grow crops. Down the road, additional recreational amenities in Woodcreek North include a playground and dog park.

Residential development in subdivisions

Residential development is on the upswing in the area. The majority of homes for sale were built within the last 10 years in one of two subdivisions: Wimberley Springs or Woodcreek North. Prices range from $350,000 to $575,000, in variety of new traditional home designs. A few homes have been around since the 1980s, most in ranch styles selling for $325,000 to $675,000. A few are located way off the beaten path, sitting on large, secluded lots of 10 acres or more; some even use their outbuildings for commercial use, like a bed and breakfast or microbrewery. Other established ranchers are now surrounded by new construction. There's still open land for sale, though, including a few quarter-acre plots in planned subdivisions, which typically get bought up for $25,000 to $200,000.

Hill Country B&B's, barbecue and beer flights

When looking to get out of the house, residents can take a drive out to one of the many wineries and breweries, some of which double as bed & breakfasts, like Jacob's Well Vineyard. Further east, the Shady Llama is a beer and wine garden where visitors can catch sunset views while meeting llamas and miniature donkeys. For a shorter trip, residents head into the village of Wimberley. The major roads that run through Wimberley — Farm to Market 2325 and Ranch Road 12 — converge roughly 2 miles east of the neighborhood, forming the center of a village that resembles an old prairie town. Wimberley's hipster present blends with its rural past, complete with Spanish-style and false-front buildings occupied by new-age businesses like thrift stores, cafes and doughnut shops. Unique haberdasheries and quilt shops add to the small-town aesthetic, complemented by popular eateries like Kelly's Hill Country Barbecue. Wimberley is also home to some larger chains, including restaurants like Dairy Queen, as well as supermarkets like H-E-B and Brookshire Brothers.

Wimberley Market Days and community garden meetings

Once a quarter, the Jacob's Well Community Gardeners meet for dinner to discuss projects, such as a possible expansion of the garden and its rainwater collection system. Down in the adjacent city of Woodcreek, an annual Spooktacular Parade on Deerfield Drive offers hayrides and an award for the best-decorated golf cart. Over in Wimberley, crowds descend on the Wimberley Lions Club's Wimberley Market Days event on the first Saturday of every month from March through December. The open air flea market features hundreds of vendors selling everything from fresh produce to African antiques, plus live entertainment.

On-demand Country Bus for commutes to Downtown Austin

More than 20 miles southwest of downtown Austin, Wimberley Springs-Woodcreek North is mostly car-dependent. Although traffic is light around the neighborhood, Austin's notorious traffic shows its head the closer one gets to downtown. For microtransit bus service, the Capital Area Rural Transportation System (CARTS) Country Bus serves the county, allowing riders to request bus service and be picked up from their home with 24 hours' notice. A-rated schools with small class sizes

The neighborhood is part of the Wimberley Independent School District, ranked the second-best district in Hays County by Niche. Students begin at Jacob's Well Elementary, which has an A-minus Niche score. For sixth through eighth grade, students attend A-rated Danforth Junior High, which offers ESL classes. Last up is Wimberley High School, rated A-minus. All three schools have class sizes below the national average of 17 students per teacher.

Things to consider

Homes in Wimberley Springs-North Woodcreek usually rely on well water. But many wells have run dry amid the ongoing drought. "Some people had to dig their wells deeper. A lot of people were then restricted and limited in the amount of water they could consume," Sturdivant says. However, when it finally does rain in Hill Country, often it pours, which presents an additional environmental hazard. Some homes along or close to Cypress Creek are in flood zones, and the Blanco River, a few miles south, has seen its fair share of disastrous flooding in recent history, including a major flood in 2015. "It is something that's still very much on the forefront of people's minds here," Sturdivant says. "While we're sitting here in this horrible, horrible drought, there's just always this knowledge that what usually follows a drought is a flood."
