Rapid growth in Woodruff
Once a textile mill village in the heart of the Upstate, Woodruff is starting to see significant growth through newly constructed schools, a 315-acre BMW manufacturing facility and suburban housing development. The city’s motto – ‘where time is well spent’ – resonates with its residents who enjoy a small-town lifestyle while still having access to metropolitan hubs. “It’s a quaint, charming area,” says Jonathan Harris, a Realtor with Keller Williams Realty, who has sold more than a dozen homes in Woodruff. “It’s centralized, so you can easily reach surrounding areas like Greenville and Spartanburg in 30 to 45 minutes.”

Early 20th century homes and new construction
Homes in this vibrant community run the gamut. “Near downtown, you’ll see older mill homes,” says Harris. “As you move further out, a ton of new construction is starting to pop up.” Suburban-style subdivisions on the area's outskirts feature three- to four-bedroom new traditional homes with verandas, open floor plans and one- to two-car garages. Other styles lining the streets near downtown Woodruff include colonials, ranch homes and farmhouses with wrap-around porches and rocking chairs. The pacing of the small city is slower, with people out walking their dogs and biking through the area to reach the Greenway Trail. Landscaped yards ranging from one-tenth to a half-acre showcase towering oaks, colorful crepe myrtles and rose bushes. Prices can start around $150,000 for a two-bedroom house needing modern updates and reach $330,000 for new construction, though most homes in Woodruff are listed in the mid $200,000s.

Rebuilding Woodruff High School
After a fire destroyed Woodruff High School in 1987, the rock band REO Speedwagon made sure to help the students “keep pushin’ on” by hosting a benefit concert to raise money for a rebuild. The current high school campus will soon become the home of middle school students in Woodruff as part of a $100 million project to build a new high school. The Spartanburg County School District 4 says the new campus is set to open in 2025 and will have the capacity to enroll up to 2,000 students – more than double the 825 students the current campus accommodates to keep up with the area’s growth. Woodruff High School is one of four schools carrying the city’s name. The others include primary, elementary and middle schools. Each of the four schools earns a B-plus rating from Niche.

Commuting along I-85 and I-26
Woodruff is a car-dependent community, with the closest access to public transportation in Simpsonville, 15 miles away. Commuters will have easy access to the expansive BMW Manufacturing Battery Facility that sits less than 2 miles outside the city center once it opens in 2026. BMW also has a hub in Greer, roughly 18 miles away via State Highway 101. That campus sits next to Greenville-Spartanburg International Airport. Traveling along U.S. Route 221 or Interstate 26 for 17 miles will link locals to downtown Spartanburg. The drive to Greenville is a bit longer. The city is nearly 29.5 miles from Woodruff, reachable by taking State Highway 101 and Interstate 85.

Pubs, upscale steakhouses and boutiques
The dining and shopping options along Main Street in downtown Woodruff have expanded over recent years. Decorated storefronts and patio restaurants spill out onto the sidewalk-lined streets. Locals gather around the bar at Tap Three to sip on brews and snack on pub fare while local bands perform. Claudio’s Bistro offers an upscale alternative. Rope pendant lights hang above the tables to provide a warm, intimate setting, and the menu has a range of seafood and steak entrees. People search the aisles for unique finds at Woods Thrift and More, while The Yellow Butterfly is known for its eclectic mix of jewelry and home decor. Roughly 1.5 miles north along Main Street, there’s a Food Lion for grocery staples. In May, locals frequent the farmers market just outside City Hall to buy locally grown produce, jams and artisan crafts.

Paved trails and concerts in McKinney Park
Just outside the doors of Woodruff Middle School is the Woodruff Greenway Trail. The paved pathway is nearly 2 miles long, with bridges crossing several small creeks. Locals can start their walk or bike ride at the school and end up at the Woodruff Leisure Center, which features an 18-hole disc golf course surrounded by lush trees. The indoor center also has a gym lined for pickleball and basketball, a playground and a fitness center. Another hub for outdoor recreation is near Woodruff’s downtown district at McKinney Park, where kids can play a game of baseball or basketball. There’s also a playground and a splash pad that is particularly popular during the summer months as people try to stay cool in the South Carolina heat. The park hosts local and regional artists at its amphitheater for the Music at McKinney Concert Series, which typically runs from March through May.

Celebrating the holidays on Main Street
Main Street comes to life for community and holiday events held throughout the year. In 2024, Woodruff is hosting its first-ever St. Patrick’s Day Festival, complete with music, food, bounce houses and games for kids. The first weekend of December, locals and visitors from neighboring areas pack Main Street for the Christmas Stroll, when they can shop for gifts and food from streetside vendors perched outside local shops and restaurants. Many return the following weekend for the Woodruff Christmas Parade.
