Southern Worcester neighborhood near College of the Holy Cross
A steeple tops the College of the Holy Cross in Worcester’s College Hill neighborhood. Students clutching backpack straps walk to class, and residents living in early 19th-century homes drive 2 miles north to work downtown. “A lot of people come to Worcester to be educated,” says Realtor Lee Joseph with Coldwell Banker Realty, who lives in Worcester. “And they’re starting to stay. I’ve seen the city really expanding over the past five-plus years.” Perched on a hilltop, this primarily residential neighborhood has panoramic views of the city poking through the tree line. Located near the Auburn border, College Hill is separated from the rest of the city by Interstate 290 and the Middle River.
Walking paths at Middle River Park have stunning views of the beautiful College Hill.

Outdoor recreation at Blackstone Gateway Park and Cookson Field
The Middle River runs through College Hill, and Blackstone Gateway Park lies on its banks. As the name suggests, a metal arch greets visitors to this 30-acre outdoor space, where they can wander wooded walking paths that cross the water via boardwalks and bridges. The Blackstone River Valley Heritage Center at Worcester sits near the park’s entrance, educating people about the city’s industrial heritage and the importance of the Blackstone Canal in its development. Also in the neighborhood, Cookson Field is a less-developed outdoor space with a playground, benches and short walking trails.
Locals love walking their dogs at Cookson Park in North Quinsigamond Village.

Single-family homes and multifamily rentals
Along dead-end streets tucked away from Worcester’s postindustrial thoroughfares, homes in College Hill sit on grassy lots. Mature oak trees line the sidewalks, and residents park their cars along the curb. Due to the presence of Holy Cross, about half of the neighborhood’s residents rent, while the other half own their homes. “We have 10 colleges in Worcester, so a lot of the residential population is either management, administration, faculty, professors, and, of course, students,” Joseph says. Common home styles in College Hill include Cape Cods, Colonial Revivals, ranch-style homes and triple-deckers, Worcester’s signature multifamily property. Single-family homes can cost between $300,000 and $600,000 depending on their size, age and condition.
Ranch style homes are typical in the College Hill area.
Many College Hill homes enjoy panoramic views across the city of Worcester.
