SilverLeaf, 17 miles from St. Augustine, is one of the largest master-planned communities in northeast Florida. SilverLeaf is favored for its convenience and community amenities. “Location-wise, it’s easy to get in and out of there,” says Dana Hancock, a broker with Re/MAX who has been working in the industry for 27 years. Construction on SilverLeaf began in 2019 and is set to be completed in 2047. The development is organized into smaller sections of homes, townhouses and villas. There is currently one amenity center, but developers plan to open another in 2026, followed by three more in the future. Once completed, each section should have access to a park, a playground, a pool, tennis courts, a dog park, pickleball courts and a fitness center.

Single-family, townhouses, and villas with HOAs
Single-family homes, townhouses and villas line winding streets that end in cul-de-sacs. Sidewalks border most homes, which include two- or three-car garages. SilverLeaf has 10 builders designing new traditional-style homes. “There’s a bunch of different builders, but for the most part, the houses look pretty similar,” says Hancock.
Townhouses range in price from $280,000 to $480,000. Single-family homes with up to four bedrooms range from $325,000 to $660,000. Homes with up to 4 bedrooms built before 2022 can sell for up to $800,000. Those built in 2023 can list for $900,000 to over $1 million. Reverie, a 55+ community from Dream Finders Homes, offers single-family homes and villas ranging from $380,000 to $590,000. Each section has its own homeowners association, but they all operate under the same umbrella. Fees vary, but there's a $300 initial cost, and an assessment of $1,200 per year. The CAP Index Crime Score for SilverLeaf is 1 out of 10, lower than the national average of 4.

Commuters use Interstate 95 and St. Johns Parkway
The community is bordered by Interstate 95, and the St. Johns Parkway cuts through the area. Commuters can get to St. Augustine in about 30 minutes and to downtown Jacksonville, 27 miles away, in about 40 minutes, depending on traffic. The First Coast Expressway, a toll road set to be completed in 2030, will pass through SilverLeaf and serve as a bypass for the southwestern part of Jacksonville. The expressway may make travel more convenient, but also create more noise and traffic in the area. The nearest medical center is the Baptist Medical Center South, 8 miles away, but an emergency center is set to open in the development in 2026. The Jacksonville International Airport is 38 miles away. Houses of worship such as Trinity Parish, Petra Baptist Church and Our Lady of Good Counsel are along state Route 16.

Parks and recreation at SilverLeaf and along the Florida coast
Most recreation areas and parks are still being built, but will be modeled on the neighborhood's existing amenity center and community park, which has a playground and an open green space for picnics. SilverLeaf is bordered by several golf clubs, including the 18-hole Cimarrone Golf Club. The course has a membership program, but nonmembers can book tee times too. The coast is 17 miles away, and humid summers may find residents on the white sands at Mickler’s Landing hunting for shark teeth, swimming or sunbathing.

St. Johns County School District, which receives an A from Niche, serves the area. New schools are on the horizon for SilverLeaf, starting with one for kindergarten through eighth grade in 2026. Plans also include a new middle school and a new high school. For now, children can attend Wards Creek Elementary School and Pacetti Bay Middle School, which each earns an A. Tocoi Creek High School gets a 7 out of 10 from GreatSchools and offers academies for innovation in the built environment, leadership in emerging technologies, health care, and education. The high school also serves as a hurricane evacuation shelter.
