Housing options range from the mid-$300,000s to more than $1 million
Several of the nation’s top homebuilders are responsible for an eclectic mix of single-family homes. Prices range from the mid-$300,000s to more than $1 million, and nearly 50 floor plans are available. Pricing is pretty standard, says Welch, who adds that the appeal is “more about the square footage. There’s a little bit of everything.” Interiors range from 1,600 to 3,700 square feet. The wide variety of single- and multi-level contemporary Craftsman homes line quiet, walkable streets. Many homes feature driveways and attached garages. Waterfront views are common. Front yards are small but well-maintained, and several homes back up to the surrounding preserves. Home construction began in 2016 and continues through the present day. “It’s fairly large community that attracts everyone from first-time homebuyers to million-dollar homebuyers,” Welch says. “Housing ranges from standard tract-style homes to large custom homes.” A unique feature of Trailmark is that it includes the gated, 55-plus community of Reverie, which has its own resort-style amenities. The community within a community is a Dream Finders Active Adult design. HOA fees are minimal, but CDD fees are part of property tax bills. Flooding is not a concern, even during hurricane season. However, the Atlantic coast is close enough that wind damage is a risk from June through November, and insurance rates are likely to reflect that.Miles of trails highlight the community's many amenities
Roughly 10 miles of trails wind their way through the community. The natural-surface Timberline Trail, which runs along the woods on the north side, is the longest at just over 2 miles. Riding Bear Trail is a 2-mile-long paved path popular with bike riders. The Central Lake Loop circles one of the community’s premier amenities. The lakefront is the center of community engagement. “They have a very large community center for all kinds of activities and events,” Welch says. “Once you are in the neighborhood, you don’t have to leave for all-encompassing activities.” Adjacent to the lake are a resort-style pool, a lap pool, courts for pickleball, basketball and sand volleyball and a playground. Additional amenities include a multi-purpose field, dog park and a fitness center. Community gatherings include concerts, food truck events and holiday celebrations. Card games and book clubs are part of a busy social calendar. A kayak launch along Six Mile Creek on the community’s west side provides a direct route to the St. Johns River. Anglers enjoy access to one of the nation’s top bass-fishing destinations. The community is just south of World Golf Village, which offers a pair of public 18-hole courses. Boaters and beachgoers can find plenty of waterfront adventures along the coast.Shopping center, restaurants are nearby
The Publix-anchored Shoppes at Murabella is less than 10 minutes from the community. Its highly-rated culinary offerings include Japanese specialties at Tank’s Sushi Bistro, Italian favorites at Simone’s Wood Fired Craft Kitchen and comfort food at Willie Jewell’s Bar-B-Q. 2 Creeks Bar & Grill is a popular stop for food, drinks and live music. Residents also have access to dental and medical services at the retail center. St. Augustine Premium Outlets is about halfway between the community and the boutique shops and waterfront restaurants in Historic Downtown St. Augustine about 15 miles away.A-rated elementary school is adjacent to the community
Not only does Picolata Crossing Elementary School earn an A from Niche, but it is conveniently located along Pacetti Road less than a block outside the community. Pacetti Bay Middle School, known for its STEM program, is also A-rated. Eighth-grade students are eligible to apply for career academies at Tocoi High School, which opened in 2021 and does not have a Niche grade. Tocoi High offers academy programs in healthcare, education, construction and emerging technologies. “The amount of growth in the past five years has been pretty tremendous because of the school district and the new home construction,” Welch says.Community is car-dependent, and access to I-95 will improve
The car-dependent community can only be accessed from Pacetti Road, which connects residents to State Road 16 and County Road 208. Both provide access to Interstate 95 and Historic Downtown St. Augustine. UF Health Flagler Hospital is about 15 miles away in St. Augustine. Jacksonville is about 35 miles away and Jacksonville International Airport about 50 miles away via I-95. A new four-lane bridge over the river is under construction. It is part of the First Coast Expressway project that will alleviate traffic in the area and provide better access to I-95. Even though the overall community is not gated, its CAP Index score of 1-out-of-10 signifies the lowest possible crime rate.
