Quiet, suburban atmosphere in Levittown
When many Philadelphia locals think of Levittown, a classic American suburb might come to mind. This is because in 1951, a real estate development company called Levitt & Sons bought 10 square miles of land and mass produced more than 17,000 homes in just six years. Influential in the post-World War II home building industry, Levitt & Sons built on slabs rather than basements and stuck to six basic architectural models of Cape Cods and ranch houses. Once the construction of Levittown was complete, the area was divided into smaller neighborhoods, each about a quarter of a mile in size. And that’s how Appletree Hill was born. “Levittown is a unique area,” says Stacey Stier, Realtor with Realty One Focus and Bucks County native. “All the neighborhoods are very similar, but they each have a little touch of something that separates them.” Distinguishing traits might be a strip of grassy space or a welcome sign, and in Appletree Hill’s case, there are both. In addition to its green and friendly residential aesthetic, Appletree Hill’s CAP Index crime score is a 2 out of 10 in comparison to the national average of 4 out of 10. Originally, FHA guidelines restricted Black Americans from buying a home in Levittown, so by 1953, it became the largest community in the country with no residents of color. In 1957, the Myers were the first Black family to move in, and they experienced a series of racial attacks and protests outside of their Levittown home. Martin Luther King Jr. even met with the Myers to help with their ongoing fight for legislative change. The family ultimately moved away from Levittown within just four years of moving in. Today, this segregated past is long gone as the community continues to celebrate its growing diversity.

Big-name shopping and local diners around Appletree Hill
While there are no commercial businesses within Appletree Hill, shopping plazas and local restaurants aren’t far. “The main roads around here, like Levittown Parkway and Mill Creek Parkway, are where all the local businesses are. These roads connect everything together.” Stier says. On the north side of the neighborhood is Fairless Hills Towne Center, which has a ShopRite and a Giant. The family-run Julio’s Pizzeria is a favorite for a slice, while Johnny Longhots offers that famous Philly Cheesesteak. Fans of Philadelphia sports can watch their game of choice at Stadium Bar & Grill. About 2 miles north of this shopping center is the booming commercial section surrounding the Oxford Valley Mall, where there is also Jefferson Bucks Hospital. “A big attraction near the mall is Sesame Place, which is a huge amusement park,” Stier says, referring to a Sesame Street-themed park that provides family entertainment through roller coasters, water parks and other rides. “All students will eventually take a school trip there throughout their time at Bucks County schools," she adds. Another retail area on the south side of the neighborhood has an ACME grocery store and a few more locally favored restaurants. The Bridge Coffee and Community emphasizes the meaning of bridge, connecting people together over brunch in cozy, woodland digs. Golden Dawn is a popular American and Italian diner that’s open until 11 PM, and Pizza Star has been the go-to for a slice since 1978. Bailey’s Bar & Grille is an Irish-inspired pub known for its ales, burgers and wings. For something sweet nearby, patrons order their cone or shake of choice from the window of Richman’s Ice Cream & Burger Co. About 2 miles south on Levittown Parkway, Levittown Town Center is a retail section with big-box stores like Walmart and Home Depot, apparel shops like Ross and Hibbett, discount franchises like Dollar General and Five Below, fast-food eateries and medical offices. An unassuming Mediterranean restaurant, Sofra serves authentic Turkish cuisine in a home-like atmosphere.

Family fun at Falls Township Community Park
Levittown Little League teams use the Queen Anne Ballfield, located on the west side of Appletree Hill. And right next to the ballfield is the Levittown Public Library. East of the neighborhood in Falls Township is the Pinewood Pool, an outdoor pool with water slides and a playground area. “We just replaced the playground, and we aim to replace one Levittown playground a year,” says Brian Andrews, Director of Parks and Recreation in Falls Township. “We’re putting a lot of emphasis on accessibility.” The pool requires membership, but members don’t need to be residents of Falls Township. Another mile down Mill Creek Parkway is the Falls Township Community Park, which offers family-friendly amenities like a 3-mile paved walking loop, a playground, skate park, basketball and volleyball courts, athletic fields and a roller hockey rink. This expansive park also includes an off-leash dog park and a community garden and kayak and electric boat access on Falls Township Lake. “Driftwood Adventures comes to the lake in the summer and offers paddleboard rentals from Memorial Day to Labor Day,” Andrews adds. Also during the warmer months, Falls Township Community Park hosts a free summer concert series. “The concerts are played in the pavilion now,” Andrews says. “But we’re planning to add an amphitheater to the park and bring in even bigger acts for the community.” Another big – and free – event that happens in the fall is the two-day Touch a Truck Festival. “On the first night, there’s live music, a beer garden and a fireworks show,” he says. “And the next day, local contractors and first responders park their vehicles for kids to climb on and explore.” The event’s proceeds go to two local charities, The Goofy Gators and The Barkann Healing Hearts Foundation.

Bolton Mansion and its spirited hosts
Whether amateur ghost hunters or expert paranormal seekers, visitors to Bolton Mansion can get their fill of spooky thrills. Located on the east side of Appletree Hill, this historic home, built in 1687, is well known to be haunted. In fact, during renovations, the contractors reported that they saw children playing in the stairwells of the home and adult spirits walking from room to room. The Friends of Bolton Mansion aims to preserve and share this home with the public through tours and events, including kid-friendly ghost tours, public paranormal investigations and the Grinchmas Food Truck Festival.
Older Cape Cods next to modern Traditional homes
As with most Levittown neighborhoods, sidewalks line the residential streets of Appletree Hill, and driveways and garages are common. Levitt & Sons’ impact on postwar housing influenced the landscape of the northeast, where Cape Cods and ranch styles remain popular designs. “You’ll see the same houses when you drive down the street,” Stier says. “Some are the regular Levittowner homes, and others have really been built up.” The term "Levittown homes" refers to original ranch-style homes with carports and Cape Cods with side-facing gable roofs. A few homes within the neighborhood have been completely remodeled and expanded into Farmhouse Revival or New Traditional architectural styles. Older Cape Cods, some with a few modern updates, range from 1,500 to 2,000 square feet in size and around $300,000 to $430,000 in price. Newer properties with contemporary interiors and facelifted exteriors are between 1,800 and 2,500 square feet and typically cost between $400,000 and $545,000.

Public and private schools in Appletree Hill
Appletree Hill’s public school students can attend Mill Creek Elementary, which receives a C grade from Niche, before advancing to Armstrong Middle, which receives a C-minus. Truman Senior High, graded a B-minus, was honored as a Project Lead the Way (PLTW) Distinguished School for the 2023-2024 year, recognized for its transformative learning experiences. Private school options in Appletree Hill include The Pen Ryn School, a kindergarten through eighth-grade school, and Conwell-Egan Catholic School, which serves high schoolers.

Commuting options into Philadelphia
The SEPTA bus services all of Levittown, with several nearby stops along Levittown Parkway. The Levittown subway station is about a mile south in the Levittown Town Center area, where passengers can hop onto the subway and ride for 45 minutes into Philadelphia. Residents are a 2-mile drive from U.S. Route 13, which connects to Interstate 95. Once on the interstate, Philadelphia International Airport is about 30 miles away.
