You’ll certainly fall in love with Falls Township, whether you’re looking for the small river town vibe offered in the section of Morrisville or the bustling suburban atmosphere of Fairless Hills five miles inland.
Just across the Delaware River from Trenton, Morrisville was once a thriving industrial town, which faded over time but left a lasting imprint on the community. The same can be said for Fairless Hills, a neighborhood where many homeowners work or have worked at the nearby U.S. Steel – Fairless Plant. “This is a really nice blue-collar, working-class community,” says Nancy Cassidy, Realtor with Keller Williams Real Estate. “There are many lifelong residents, and it’s a place where you can make lifelong friends.”
If you prefer to live near the water in Falls Township, Morrisville features many colonial-style homes built in the early 1900s along with mid-1900s Cape Cods. They’re located relatively close to each other with small front yards, some with tight driveways and others that require street parking. You can expect to pay anywhere from $300,000 to $400,000, including for homes with views of the river and Downtown Trenton from front balconies. Over in Fairless Hills, you can find an array of single-family houses, starting with mobile homes ranging from $120,000 to $150,000. Going up from there are many ranch-style houses from the mid-1900s, which sell for anywhere from $250,000 to $500,000, depending on the latest renovations. Other parts of town feature more modern housing developments, with two-story contemporary homes selling for $450,000 to $550,000.
Those who prefer to walk freely around town find Morrisville to be a suitable place to live. “It’s great because you can walk anywhere,” says Shelly Franklin, Realtor with Berkshire Hathaway HomeServices, who has lived in Morrisville for more than 30 years. “I’ll go out and walk to the river, the hardware store, or to get a slice of pizza. And what’s really nice is we’re growing. We’re seeing a lot of new restaurants and breweries coming in, and you can easily walk to them.” Café Antonio is a popular spot folks can walk to. The community staple serves homemade pasta, pizza and other Italian dishes in a Tuscan-style setting full of murals. That’s just one of the many Italian restaurants in town. You also have other dining options like Concerto Fusion Cuisine, which combines a range of Asian flavors. Or you can grab a premium spirit with friends at Ashlynn Distillery.
If you’d rather live in an area of Falls Township that’s bustling with big box retailers and restaurants, Fairless Hills is your answer. You’ll find tons of places to shop and eat on Lincoln Highway, including Oxford Valley Mall, a prime shopping destination boasting more than 100 stores and a giant food court. There are lots of dining options, from fast-food chains to local restaurants. Become a true local and join the battle between Amato’s and V&S to decide for yourself who makes the best Sicilian pizza. Sesame Place is right next door to the mall and one of the neighborhood’s biggest attractions for locals and tourists alike. The Sesame Street-themed amusement and water park is a fun place to bring kids and cool off on the water slides.
Meanwhile, folks in Morrisville enjoy the water in other ways, such as walking the woodsy trails by the river at Morrisville Riverfront Preserve. You can also take a stroll on the path by the rocky banks between the Delaware River Bridge and Lower Trenton Bridge. You have your option of veering off to the pedestrian walkway on either bridge or walking further along the 58-mile Delaware Canal Towpath.
“The towpath is really important to the community because of the element of nature it brings to Morrisville,” says Franklin. “It’s a really pretty trail. I see deer, turtles, geese and all sorts of creatures.”
Students in each section of Falls Township have a different educational experience. Because of its size, the Morrisville School District doesn’t offer school buses, so it’s common for students to walk or ride their bikes to school. Students attend Grandview/Intermediate School with a B- rating from Niche. They go on to Morrisville Middle/Senior High School, which has a C+ grade and is ranked the 32nd and 28th most diverse middle and high schools in the state, respectively. Students in Fairless Hills are served by the Pennsbury School District. They go to Oxford Valley Elementary, which has a B+ rating from Niche. They go on to William Penn Middle and Pennsbury High Schools, both of which boast A- ratings. The high school is the largest in Bucks County and is ranked the 67th-best high school in Pennsylvania. Pennsbury High is famous for its extravagant proms, which have featured famous musicians like John Mayer and Maroon 5. Each prom is also preceded by a parade that students can take part in to celebrate the occasion.
Wherever you live in Falls Township, you have convenient access to major highways like Interstate 295 and PA Route 1, along with commuter rail lines. SEPTA's Woodbourne Station near Fairless Hills can take you 25 miles to Center City Philadelphia in about 45 minutes. You can also take a train from the Trenton Transit Center across from Morrisville to Center City in the same time or ride up to New York in an hour.
From busy shopping areas to scenic river views, Falls Township is adored by both city folk and nature lovers.
