A quiet residential subdivision
About 25 miles north of Philadelphia, Levittown dates back to 1951 when Levitt & Sons bought 10 square miles of land. Within six years, over 17,000 mass-produced homes were built and divided into subdivisions, a prototype of sorts for the traditional American suburb. Red Cedar Hill is one of those subdivisions where tree-lined streets give way to homes on modest lots, paved sidewalks cater to mothers with baby strollers and kids on bicycles, and shopping centers are centrally located along major thoroughfares. "There's just so much to offer," says Helen Irvine, a local Realtor at Keller Williams Doylestown who grew up in Levittown. "You have easy access to major highways, affordable housing, community-oriented residents and outdoor recreation."
Levittown's convenient location made it a popular destination during the 2020 pandemic. "We've always had city commuters, but we saw more homebuyers fleeing the cities and still do today now that more people work from home," Irvine says. Paired with a low CAP Index score of 2 out of 10, compared to the national average of 4, Red Cedar Hill offers residents a quiet suburban lifestyle within commuting distance of Philadelphia, New York City and New Jersey.

Afternoons at Falls Township Community Park
Red Cedar Hill is home to one of the several baseball fields utilized by the Levittown United Little League. Another neighborhood park with a playground and ballfield sits behind the Emilie United Methodist Church, while the Levittown Public Library and Queen Anne Park are located across the street. The latter features another baseball field and densely wooded areas with meandering trails. About three miles away, Oxford Valley Park offers a paved walkway that weaves around a small lake. Other amenities include a community pool and access to the nearby Oxford Valley Public Golf Course.
Several lakes surround Falls Township Community Park, three miles east of the neighborhood. Trails weave around Falls Township Lake, passing by sports fields, a skatepark, a playground, a roller hockey rink and a dog park. Additional amenities include a boat launch and fishing pier, while the nearby Delaware Canal Towpath spans nearly 60 miles along the park's outskirts.
However, Falls Township's lake is miniscule compared to the neighboring Van Schiver Lake. On the east side of Van Schiver Lake, Penn Warren Club is a private, year-round facility surrounded by three freshwater lakes. "They have campsites where you can get a permanent lot," Irvine says. "You can bring your boat, swim in the lake or zoom around on jet skis. Growing up, my parents had a boat, and when my kids were little, we had a pontoon boat that we'd take out on the river."
Falls Township Community Park also hosts events like a free Sunday evening summer concert series, annual fishing derbies and 5K walks. Other local events include Historic Fallsington Day, when colonial-era reenactments blend with Native American traditions through dance performances, cooking demonstrations and more. However, "The Bucks County St. Patrick's Day Parade is probably the biggest event," Irvine says. "They have a parade, an annual ball and a Miss Irish competition where they give out scholarships."

Mass-produced manufactured homes
Densely populated suburban streets give way to various home styles on roomy lots large enough for backyard playsets and pools. Levittown's postwar architecture features a mix of 1950s Cape Cods, Colonial Revivals and ranch-style homes priced from the low-$300,000s to the low-$500,000s. Sidewalks line curvilinear streets, while fenced-in backyards and paved driveways are standard, although many properties forgo attached garages. As of 2025, "Our inventory is extremely low due to Levittown's desirability. The schools are good, you get more bang for your buck and the taxes are lower than New Jersey," Irvine says.

STEM programs for high schoolers
The Bristol Township School District serves most of Levittown and earns an overall C-minus rating from Niche. Kindergarteners through fifth graders may attend Mill Creek Elementary, which scores a C. Armstrong Middle School earns a C-minus, and Truman Senior High School earns a B-minus. In the 2023-2024 school year, Truman was named a Project Lead the Way (PLTW) Distinguished School, notable for its transformative learning experiences through hands-on STEM programs.
Conwell Egan Catholic High School sits across the street from the neighborhood and adjacent to Bucks County Technical School. Regarding higher education, the Philadelphia metro area is home to several renowned institutions, including the University of Pennsylvania, a private Ivy League institution 25 miles away.
Mill Creek Elementary School has over 1,000 students in grades K-5.
Students in grades 9th-2th attend Harry S Truman High School in Levittown.

Essentials and dining around Bucks County
Four miles north, Levittown's central commercial corridor spans both sides of U.S. Route 1, or Lincoln Highway, as it is known locally. Establishments include dozens of big-box stores, restaurants, grocers, beauty salons and hotels. Smaller shopping centers are scattered along Bristol Pike, Levittown Parkway and other backroads. Aldi, ACME Markets and Giant are less than 2 miles from Red Cedar Hill. Locals can also grab fresh produce at one of the many nearby farmstands. "You have suburban shopping centers, but you're also on the cusp of farmland,” Irvine says. "Shady Brook Farm is one of the well-known markets that also hosts a ton of events throughout the year, like live music and Christmas lights displays."
Restaurants range from fast-food chains to locally-owned eateries. However, Irvine notes that many residents leave Levittown for a night out. "Bristol and Yardley are both quaint, walkable, village-like areas along the river," Irvine says. "You can go out to dinner, grab ice cream afterward, and then walk to the wharf." Small cafes, pubs and fine-dining restaurants line Bristol's Mill Street, 5 miles away. King George II Inn is a favored historic 17th-century tavern that serves classic American flavors. Down the street, Jules at Market is known for its upscale atmosphere and elevated seafood, taking a creative twist on oysters with pomegranate mignonette sauce or a spicy aji verde sauce topped with pickled onions.

SEPTA train rides to the city
The Southeastern Pennsylvania Transportation Authority (SEPTA) serves five surrounding counties, including Bucks County. Buses run along New Falls Road and Woodbourne Road. A 4-mile drive leads to the Levittown Train Station, where city commuters have about a 45-minute commute to Philadelphia. However, many residents rely on personal vehicles to get around town. Backroads lead about 3 miles to Jefferson Bucks Hospital, while Interstate 95 leads to Philadelphia International Airport, about 30 miles south. Other nearby thoroughfares include U.S. Route 13, Route 1 and I-295.
