Curvilinear streets — with names all starting with S —lined with midcentury ranch-style homes define the Stonybrook neighborhood, many with pristine front lawns. “Growing up in Levittown, none of the houses had fences and kids were always playing baseball and kickball in people’s yards,” says local Realtor Helen Irvine of Keller Williams Doylestown. “Even though we live in a little different world now, you can still get that feel in these Levittown neighborhoods.”

Midcentury ranch-style homes
Most homes here were built in the early 1950s, though many have been expanded upon or rebuilt. “Most of these models are called the Levittowner home,” Irvine says. “It’s a ranch-style model that has the potential for the attic to be finished and another bathroom or bedroom to be added. Most have been improved with attachments so they look more like Cape Cods now.” Homes in Stonybrook typically range between $280,000 and $420,000. Though less common, new construction may price around the $560,000 mark.
Stonybrook is a quiet community with easy access to major highways and mass transit.

Highly rated education at Pennsbury School District
Since Levittown straddles three townships, students in Stonybrook may attend schools within the Pennsbury School District or Bristol Township School District. The Pennsbury School District is highly rated, earning an A grade from Niche and ranked as the fourth-best school district in Bucks County. Kids may start at Walt Disney Elementary School before advancing to Pennwood Middle School, both of which earn an A-minus grade. Pennsbury High School receives an A and scores highly in academics and sports. The high school offers a comprehensive curriculum and features an Applied Engineering program that readies students for careers in engineering, electronics and technology. Bristol Township School District earns a C-minus rating, as do both Brookwood Elementary and Armstrong Middle. Truman Senior High School earns a B-minus.

Nearby parks and green space for recreation
Neighboring Pinewood, to the east of Stonybrook, is home to Pine Lake Park and the Pinewood Pool, which is open seasonally to the town and serves as a community hub in the summer. The Tullytown Canal Park adjacent to the Levittown Town Center features a playground, open space and walking trails. Brook Park sits right next to Stonybrook and its green space is great for a game of catch or disc golf. The nearby Falls Township Community Park is one of the area’s largest. The tract hugs the 70-acre Falls Township Lake and features a dog run, athletic facilities and waterside hiking trails.

Levittown Town Center is located just south of the Stonybrook neighborhood, providing easy access to big-box retailers like Walmart, Home Depot and PetSmart. The shopping plaza also houses a handful of casual restaurants and fast-food chains, such as Tropical Smoothie Café, Taco Bell and more. Residents can head to Haines Plaza to the west for of local eatery options that include Violetwood Café for breakfast or Cazz’s Sports Bar for a laidback atmosphere. Grocery options include Aldi and Euro Food Market.

Carnival rides at St. Michael's Fair
One of the area’s largest events is the St. Michael’s Fair — known locally as St. Mike’s Fair — hosted by St. Michael the Archangel Catholic Church off Levittown Parkway. “People come from all around the area for St. Mike’s Fair,” Irvine says. “It’s a two-week-long carnival that comes into the church.” A giant Ferris wheel beckons festgoers to the fair, which is regarded as the oldest and largest carnival in the Lower Bucks County area. Complete with local vendors, food trucks, carnival games and live entertainment, the fest draws massive crowds every summer.
Access to Interstates 95 and 295
Stonybrook sits close to Bristol Pike, which connects drivers to Interstate 95. Via I-95, residents can get to the heart of Philadelphia within 25 miles. Bus stops served by SEPTA provide public transit options that connect to Trenton, New Jersey and Philadelphia. Residents may take domestic flights from the Trenton-Mercer Airport, or they can jet-set internationally at the Philadelphia International Airport.
