Vermillion Hills occupies the northernmost quarter of Levittown, Pennsylvania, a quintessential postwar suburb of modular houses built for returning veterans and America’s growing working class. “After World War 2, U.S. Steel opened up a mill on the riverfront here, and they needed workers. William Levitt bought up little farms in different names to not raise their prices, and once he acquired what he wanted, he built 17,000 homes, and they were ready for the mill workers,” says Keller Williams Realtor Helen Irvine, who has lived in Levittown for most of her life. She also notes that, like other Levittown neighborhoods, Vermillion Hills was built as more than just a suburb – it was, and continues to be, something of a self-contained community close to public amenities such as parks and schools. “Vermillion Heights is within walking distance to Pennsbury High School, which has a big new football stadium. People really come out for Friday night lights, and you can routinely hear the band practicing on the field.”

Vermillion Hills isn’t so cookie-cutter anymore
The neighborhood’s original 1950s-era constructions remain and follow Levitt’s Jubilee model, which resembles something adjacent to a Cape Cod or ranch-style home with a steeply sloped roof. However, this doesn’t stop people from adding their own personal touches. “Very rarely will I walk in and see the original layout. You can walk into five different Jubilees and find five different floor plans,” Irvine says. “Many people have torn down walls, expanded their kitchens, put additions to their garages, or added dormer windows to make those A-frame buildings bigger – to the point where you would not feel you’re in a Levittown house.” Irvine also notes that Vermillion Hills’ original homes were bigger than many others in Levittown, often coming with four bedrooms instead of three and two bathrooms instead of one. Most houses go for between $300,000 and $450,000. However, substantially remodeled houses can reach $600,000. The median home price hovers around $380,000, and the market is usually quiet.

Pennsbury High goes all out for prom
Manor Elementary receives a B from Niche, while Charles H. Boehm Middle gets an A-minus. A-rated Pennsbury High is well known for their extravagant prom, which has seen performers such as Maroon 5 and Natasha Bedingfield. The school also offers several Applied Engineering and Technology Education pathways including graphic design and material processing.
Charles H Boehm Middle School has grades 6-8.
Pennsbury High School serves students 9-12th grade.

A local watering hole and the two-story Oxford Valley Mall
A few local restaurants sit right off Trenton Road. De Lorenzo’s Pizza is popular for its thin crust pies, while Puss ‘N Boots Tavern has invited locals to enjoy drinks and American fare since Vermillion Hills’ inception. “That’s where the guys from the mill would go to get a few beers at 7 a.m. after working the night shift,” Irvine says. “If you grew up in Levittown and went to that bar, you’d probably meet someone you graduated high school with.” Numerous shopping centers are about 2 miles west down U.S. Route 1 Business. Big-box stores in the vicinity include The Home Depot, Sam’s Club and Target. Oxford Valley Mall offers two stories of more than 100 department stores, plus a food court.
Puss N' Boots Tavern is a nice neighborhood tavern to meet up with your friends in the Vermilion Hills neighborhood.
The Home Depot is minutes from the Vermilion Hills neighborhood and a great place to get everything you need for those household projects.

Keeping active in Vermillion Hills
An open field is located on the north side of the neighborhood off Vermillion Drive. “In the summertime, you’ll see kids playing football and baseball, and in the winter, people will sometimes ride quads,” Irvine says. Canines can enjoy leash-free play on the grass and in the water at Falls Township Dog Park. Down the road, residents can grow produce at the Falls Township Community Garden and children can climb the Falls Township Playground. The Pennsbury Athletic Association organizes youth baseball and softball games at the diamonds by Pennsbury High. “After the game, families will walk over to JoJo’s to get ice cream,” Irvine notes. Funzilla offers a boatload of activities for kids from go-karts and trampoline dodgeball to climbing walls and virtual reality video games.The Bucks County St. Patrick’s Day Parade invites residents to pilot floats and march up New Falls Drive.

Taking U.S. Route 1 or SEPTA buses and trains
Most residents are within a 2-mile drive of ramps to U.S. Route 1 and U.S. Route 13. Downtown Philadelphia is about 30 miles southwest by car. Bus line 127 of the Southeastern Pennsylvania Transportation Authority runs to the Levittown railroad station. From there, commuters can catch a train south to Philly or north to Trenton, New Jersey. From Trenton, passengers can hop on an Amtrak to New York City. Jefferson Bucks Hospital sits around 3 miles west of the neighborhood. Located 12 miles north, Trenton-Mercer Airport offers flights mostly to Florida destinations. For more airlines, Philadelphia International Airport is a 35-mile drive southwest.
The Levittown Train Station is a short drive from Vermilion Hills and you can catch a train to Philadelphia or Trenton.
SEPTA has buses that run on the main roads in Vermilion Hills to help residents get around.
