West Yarmouth offers coastal living east of Hyannis
Situated on the southern coast of Cape Cod on Lewis Bay, West Yarmouth blends several seaside atmospheres on the shores of Nantucket Sound. The heavily residential center of the village is framed by more sparse, secluded housing on the north side and the private Great Island section on the south end. West Yarmouth is also a short drive from Downtown Hyannis and its Main Street, which sit less than 3 miles west on Massachusetts Route 28. “West Yarmouth is very close to Hyannis, and that’s where there is a lot of work and jobs,” says Shane Masaschi, a broker associate with Compass Real Estate and treasurer of the Chatham Merchants Association. Masaschi adds that Yarmouth has one of the Cape’s higher year-round populations due to its proximity to Hyannis, but the coastal living remains a draw. “There is an area of West Yarmouth, south of Route 28, where there are homes close to the beach,” she says. “People want to be there.”
Trademark Cape Cod housing on the peninsula
West Yarmouth offers a variety of housing types in a classic New England atmosphere. The area is primarily composed of single-family homes, but there are a mix of townhouses and condos that mostly sit farther from the coast. Most single-family properties, typically ranch-style homes and Cape Cods, cost between around $470,000 and $650,000. Larger custom homes or waterfront properties can carry prices into the millions or multi-millions. Townhouses mostly sell for between $350,000 and $460,000. Condos usually cost from $260,000 to about $450,000. West Yarmouth has a CAP Index crime score of 1 out of 10, significantly lower than the national average of 4.
Education within the Dennis-Yarmouth Regional School District
The Dennis-Yarmouth Regional School District serves the West Yarmouth community and receives an overall rating of B-minus from Niche. Marguerite E. Small Elementary School enrolls students through third grade, with Dennis-Yarmouth Intermediate School following for grades 4 and 5. Both schools receive a C-plus. Dennis-Yarmouth Middle School and Dennis-Yarmouth Regional High School each get B-minus ratings. In 2025, the Dennis-Yarmouth Regional School District earned a grant from MA FRESH that enabled the district to acquire more locally sourced food and invest in food education.
Recreation on Lewis Bay, Nantucket Sound and terra firma
West Yarmouth offers both inland and coastal recreation. The west end of the Cape Cod Rail Trail, which runs for over 25 miles up the peninsula to Wellfleet, is on Station Avenue. On the north end, Bayberry Hills Golf Course is open to the public and has 18-hole and 9-hole layouts, greens and a driving range. Horse Pond Conservation Area has trails along with beaches on the pond itself. Just west of town, Hyannis Ponds Wildlife Management Area offers an additional 3 miles of trails. Englewood Beach and Colonial Acres Beach line the shores of Lewis Bay on the west side. Seagull Beach offers seaside recreation on Nantucket Sound on the east side. Swimming, fishing and boating are the most popular maritime activities around West Yarmouth.
Seafood, Irish eateries and more along state Route 28
Many local eateries line Massachusetts Route 28, which passes through West Yarmouth. Captain Parker’s Pub is one of the area’s most popular stops. “A lot of people go to Captain Parker’s,” Masaschi says. “If you get their clam chowder, it comes in an iconic mug and you can take it home. They have excellent seafood, indoor and outdoor seating, and it overlooks the river.” Yarmouth House is another popular stop for seafood. Keltic Kitchen offers breakfast and lunch, Scally’s Irish Ale House has a classic pub environment and The Loft Restaurant serves American fare. Whole Foods and Trader Joe’s fulfill grocery needs less than 5 miles west. Shoppers can also visit Target at Cape Cod Mall in Hyannis.
West Yarmouth residents can get around by car, bus or ferry
U.S. Route 6 traces the north side of West Yarmouth and is the Cape’s primary thoroughfare. Cape Cod Regional Transit Authority buses have stops along Massachusetts Route 28. “That bus system gets you around Cape Cod,” Masaschi says. “The buses go all over the Cape, to Providence and everywhere else.” The Hyannis-Nantucket Ferry stops year-round in neighboring Hyannis. Residents are less than 80 miles from Boston. Boston Logan International Airport is around 75 miles away, and Cape Cod Gateway Airport under 4 miles east. CareWell Urgent Care South Dennis and Cape Cod Hospital are each less than 10 miles from central West Yarmouth.
Holiday events in West Yarmouth
West Yarmouth offers no shortage of local events. “They have a lot of things going on,” Masaschi says. “Yarmouth has a lot of Irish heritage, so there’s a huge St. Patrick’s Day Parade in March. They also have a huge seaside festival in October and a Christmas Stroll.” The Yarmouth Seaside Festival has been held each fall for nearly 50 years, featuring live music, a craft fair, fireworks and more. Yarmouth Port’s Christmas Stroll has a tree lighting, trolley rides and visits with Santa each December. Wicked Waves Cape Cod is a seasonal water park in the area.
