Yarmouth Port offers seaside living near marshes in Cape Cod
Coastal beaches and marshes give way to residential inland streets in Yarmouth Port, a Cape Cod neighborhood dotted with conservation areas and millennia-old glacial kettle ponds. The New England community is near the middle of the peninsula and bisected by Massachusetts Route 6A, which doubles as Yarmouth Port’s Main Street. “It’s very beautiful on 6A,” says Shane Masaschi, a broker associate with Compass Real Estate. “You could drive 6A from Sandwich all the way to its end, just to see the beautiful antique homes and stone walls and décor for whatever holiday season you’re in. There are also lots of shops on 6A. It’s very charming, historic and one of the main draws.” Yarmouth Port also offers a variety of housing styles and ages, as well as an eclectic mix of restaurants ranging from storied stops to social media-famous cafés.
New England living with more ranch-style homes
Cape Cod-style homes are prevalent across the peninsula, but Yarmouth Port has a variety of architectural styles. “You see more ranch-style, one-level living there than other places east of Barnstable Village ,” Masaschi says. “Yarmouth Port also has a huge number of colonial-style and historic homes that are so beautiful.” Though most properties were built after 1950, older Yarmouth Port homes can date back centuries. Single-family homes, typically ranch-style or Cape Cod properties, usually cost between $600,000 and $1 million. Larger homes closer to the marshlands can sell for over $1 million. Townhouses often cost between $450,000 and $800,000, and condos can run between about $270,000 and around $650,000. Yarmouth Port has a CAP Index crime score of 1 out of 10, the lowest possible rating.
Public schools in Yarmouth Port offer various programs
Within the Dennis-Yarmouth Regional School District, which serves the area and gets a B-minus rating from Niche, students can begin at Station Avenue Elementary School. The school earns a B from Niche and runs from kindergarten through third grade. Dennis-Yarmouth Intermediate School hosts fourth and fifth grade and receives a C-plus. Both Dennis-Yarmouth Middle School and Dennis-Yarmouth Regional High School earn B-minus ratings. The high school’s departments include a Dynamic Learning Program and Applied Technology.
Yarmouth Port offers beaches, marshes, ponds and trails
Near the shoreline, Gray’s Beach lines part of the Cape Cod Bay, allowing for beach recreation, swimming and boating on the water close to Center Street Marsh. “Gray’s Beach is off 6A in Yarmouth Port and is known for its long boardwalk over the salt marsh,” Masaschi says, adding the beaches are the main draw of Yarmouth Port. “You can see the sunset and see the nature.” Hikers can take to trails winding through areas like the Chase Garden Creek Salt Marsh and Crab Creek Conservation Area. Follins Pond visitors can hike or bike on dry land, or boat and fish in the water. Dennis Pond Conservation Area offers trails, a beach, swimming and boating. Golfers can take swings at the public 18-hole Kings Way Golf Course.
Famed local dishes and drinks on Main Street
Many of Yarmouth Port’s restaurants are located along Main Street on the west side. Lighthouse Keeper’s Pantry gained Internet fame in 2025 for a TikTok-popular menu item. “It’s more of a coffee shop, but it’s home to the viral drink called the Fluffy Seagull,” Masaschi says. “I had two of them this summer.” The drink is inspired by the fluffernutter sandwich, a New England staple composed of peanut butter and marshmallow. Other local favorites line Main Street. Inaho Japanese Restaurant and Leonessa serve international fare. The Old Yarmouth Inn dates to the late 1600s and offers American classics and seafood. Jack’s Outback Restaurant serves breakfast and lunch. Yarmouth Shopping Center and Stop & Shop are just south of the neighborhood. The Cape Cod Mall has a Target less than 10 miles west in Hyannis .
Holiday events on the Cape Cod coast
One of the neighborhood’s flagship annual events is the Yarmouth Port Christmas Stroll. Each December, locals gather on Route 6A for a celebration that features Santa, live music, a rideable trolley and a tree-lighting ceremony. During the summer, the Yarmouth Sand Sculpture Trail has over 30 creations on display across town. The Yarmouth Summer Concert Series offers live music in the warmer months.
Massachusetts Route 6A runs through Yarmouth Port
Residents mostly get around using Massachusetts Routes 6 and 6A. State Route 6 lines the southern boundary, with 6A bisecting the neighborhood. “Route 6 is our highway and runs through the middle of the Cape,” Masaschi says. Cape Cod Regional Transit Authority buses run through most of the peninsula, but there are no stops in Yarmouth Port. Boston is the closest major city, about 75 miles northwest. Cape Cod Gateway Airport sits less than 10 miles away, and Boston Logan International Airport is more than 75 miles from Yarmouth Port. Cape Cod Hospital offers medical care under 3 miles west.
