Sheldon is a historical and rural enclave in the South Carolina Lowcountry
Deep in South Carolina’s Lowcountry sits Sheldon. This rural area of over 500 people has been populated since the 1700s, but it maintains a remote atmosphere. The few single-family residences are hidden among bald cypress trees and live oaks. While residents are spread out and have larger lots, there is a tight-knit community, and Sheldon has several gathering spaces for locals to enjoy. Sheldon also has a CAP Index Crime Score of 1, far lower than the national average of 4. “It’s mainly…families who have lived there for a very long time,” says Teena Manzira, a broker with Flamelilly Real Estate Group. “There is a community atmosphere.”
A mix of newer and older single family homes
Homes in Sheldon can range from $240,000 to $425,000. The predominant types of homes include ranch-styles and bungalows. Properties typically spend 39 days on the market, lower than the national average of 47. Multiple plots of land are also for sale. Manzira says much of Sheldon’s housing was constructed in the 1970s and 1980s; however, new builds have been completed as recently as 2024. The area can experience heavy storms and hurricanes, but Manzira notes that recent activity did not cause significant damage.
Students zoned for Seabrook
Students attend school in nearby Seabrook and start at Whale Branch Elementary, receiving a C grade on Niche. They continue to Whale Branch Middle School, which also has a C. Whale Branch Early College High School has a B-plus rating and allows students to earn associate’s degrees at no cost.
Local parks and cultural sites
Green spaces in Sheldon include the 4-acre Agnes A. Major Center, which features a basketball court, playground and multipurpose fields. Golfing spots include the Brays Island Plantation Golf Course, a 300-acre facility with a practice area and hosts local tournaments.
Several cultural and tourist destinations surround Sheldon, including the ruins of the Old Sheldon Church, north of the community. The church, which finished construction in the 1750s, was burned down first by British troops in the Revolutionary War and then by Union soldiers in the Civil War. It has remained a ruin since but remains a popular site for weddings and photographers. The Oyotunji African Village is a cultural center intended to preserve and educate visitors about the culture and history of West Africa.
Dining and shopping outside of Sheldon
Dining locations can be found in Yemassee and Beaufort and include a mix of chain and local spots. Carolina Cider Company on U.S. 17 sells multiple types of cider along with soups, sauces, and pickles. Harold’s Country Club in Yemassee serves southern staples, including fried chicken, pork chops and steak on Saturdays. Bricks on Boundary in downtown Beaufort serves pub classics, including wings, burgers and sandwiches.
Big box and grocery stores, including Walmart, Publix and Food Lion, are in Beaufort along U.S. Highway 21. Sheldon has a small medical center off Paige Point Road, but Beaufort Memorial Pratt Emergency Center is 17 miles south.
Highway access and Amtrak stops in Yemassee
The entrance to Interstate 95 is 6 miles east along U.S. 17. Amtrak’s Palmetto and Silver Meteor services stop at the station in downtown Yemassee. Hilton Head International Airport is 49 miles south.
