A historic part of Yonkers’ seven hills
Park Hill is one of the southernmost neighborhoods in Yonkers, directly abutting the Bronx. Its compact streets fit into the hilly topography, creating little to no commercial traffic and a sense of peace and solitude just outside New York City. “It was designed for people who didn’t want to live on Fifth Avenue and was advertised as a place with clean, fresh air,” says Jane McAfee, a longtime resident with 30 years of real estate experience. The enclave appeals to residents looking for a residential feel in the Big Apple, while staying connected to schools, parks and the rest of Manhattan.
Restored Victorians on the hillside
Throughout Park Hill, turn-of-the-century Victorian, colonial and Tudor houses have been fixed up to reflect the neighborhood’s history as an upscale enclave. “A lot of the old houses had deferred maintenance because people lived there for 40 or 50 years, so there have been massive renovations, but no knockdowns,” McAfee says. Across these styles, prices start around $500,000 for smaller single-family homes and go up to $1.2 million for mansions or new construction homes. At the north and south ends of the neighborhood, postwar brick co-op complexes have units priced from $95,000 to $300,000. Townhouses at the Stonehedge development are priced from $200,000 to $400,000. And while property taxes are higher than in New York City, “Yonkers’ taxes are the lowest in southern Westchester County,” McAfee says.

Community-driven racquet club and Van Cortlandt Park
Park Hill’s residential focus fosters a sense of community, McAfee says, and its local racquet club is an easy way for residents to stay in touch. “It’s a community club,” she says, “like from a bygone era where neighbors actually socialize with other neighbors.” Within Park Hill, small parks like Sullivan on the north side and Pelton on the south have baseball diamonds and playgrounds. Just past the eastern edge, Tibbetts Brook Park features a 2-mile forested walking loop, a secluded pond and a waterpark, which is reserved for Westchester residents only. Wooded trails in the Bronx’s Van Cortlandt Park are also accessible on foot from the very south end of Park Hill. The 1,200-acre tract boasts open green spaces, recreational facilities, sports courts and two golf courses.
Tibbetts Brook Park is a nature oasis just outside of Park Hill.
Sullivan Park in Park Hill also has basketball courts and a playground.

One of Yonkers’ only International Baccalaureate programs
As in New York City, students can apply to attend institutions in the Yonkers school system that are outside their neighborhood. Kids may start their education at School 23, which earns a C from Niche, for prekindergarten through eighth grade. The A-minus-rated Yonkers Middle High School serves sixth through twelfth grades and offers an International Baccalaureate program.
Las Hermanas School is where young students begin their education in Park Hill.
For grades 6th through 12th, Park Hill students can attend Yonkers Middle High School.

Next to shopping and a short drive to Hudson River dining
An array of shops and restaurants line the South Broadway thoroughfare on the west side of Park Hill. Fast-casual and sit-down eateries cater to a broad range of tastes. There’s an Ideal Food Basket at the north end for groceries. To the northwest, Downtown Yonkers has a collection of bars and elevated restaurants near the Hudson River waterfront. Eateries range from casual taquerias like TaqueRio Taco Bar to the glass-enclosed upscale American restaurant, X20 Xaviars on the Hudson. About 3 miles east, the Cross County Center mall has convenient department-store shopping with names like ZARA and American Eagle.

Highways to New York City and nearby commuter trains
The Saw Mill River Parkway on the east side connects to both the West Side Highway in Manhattan and the Major Deegan Expressway in the Bronx. About a mile west of Park Hill, the Ludlow Metro-North station has trains that reach Harlem in about 30 minutes and Grand Central Station in about 40 minutes.
