Why families and commuters gravitate to Saint Joseph’s in Yonkers

Saint Joseph’s is a family-friendly neighborhood about a mile northeast of downtown Yonkers. You can find red brick single- and multi-family homes in this mixed-use area between North Broadway and Saw Mill River Parkway. The variety of parks, shops, restaurants and bus stops make it possible to live here without a car, though having one is convenient. In about 30 minutes, commuters can get to Midtown Manhattan by train, and to White Plains and the Bronx by car.

Single-family homes: appreciation and affordability

Saint Joseph’s has a limited inventory of single-family homes, and prices are a bit lower here compared to riverfront neighborhoods on the western side of town. Buyers can find 19th-century brick buildings as well as Colonial Revivals from the late 1990s, with prices typically ranging from the low $300,000s to the mid-$500,000s. The neighborhood has seen steady appreciation since 2020. There is a flood risk along the Saw Mill River, which runs north-south down the middle of the neighborhood, but most homes are west of this zone.

Turn-of-the-century multifamily homes

Multifamily homes in Saint Joseph’s were built between the late 1800s and the early 1900s. Styles include attached rowhouses and duplexes. Prices range from the upper $300,000s to the low $900,000s. While some are investment opportunities that need updating, many are renovated and move-in ready.

Half an hour from Manhattan, the Bronx and White Plains

Saint Joseph’s residents can get around the New York metro area by bus, train or car. Bee-Line buses stop throughout the neighborhood, transporting passengers across Westchester County. A 15-minute bus ride can take you to the train station in downtown Yonkers, about 1 mile away. The Hudson line departs from there, taking commuters south to Manhattan. Within roughly 30 minutes, commuters can:

  • Ride the train from the Yonkers station to Manhattan's Grand Central Station
  • Drive 10 miles down Bronx River Parkway to the Bronx
  • Drive 15 miles up Interstate 87 to White Plains
Drivers can take I-87 about 17 miles south to get to Midtown Manhattan in about 40 minutes, depending on traffic.

Highly rated public and private schools around Saint Joseph’s

Within Yonkers Public Schools, families can rank their preferred schools as well as high school-level magnet programs. School choice happens annually for transition grades; determining factors include capacity, program requirements, zoning and sibling preferences. Some schools are within walking distance of neighborhood homes. Highly rated options just outside Saint Joseph’s include Saunders Trades & Technical High School and Andalusia School, a private Muslim institution for all grade levels.

Running errands and walking to the park in Saint Joseph’s

Saint Joseph’s has a commercial-industrial area and a cemetery east of Nepperhan Avenue, so most residential activities take place in the western half of the neighborhood, closer to the heart of Yonkers. This portion of the neighborhood is very walkable, with markets, restaurants and pharmacies close by. Chaves serves Portuguese cuisine with daily specials and patio seating. Ashburton Avenue is lined with small businesses, including a butcher shop, a pizza place and a deli. Several green spaces are also within walking distance, like the basketball courts at Grant Park. Joggers and cyclists can use the Old Croton Aqueduct Trail, a tree-shaded path through the woods. On the other side of the trail, residents can play baseball at War Memorial Field.
