East Side is a large neighborhood close to historic downtown York
A large area forming an elbow shape, York, Pennsylvania’s East Side neighborhood is a mix of detached homes, rowhouses and apartments, plus retail and industrial spaces. The western tip of the neighborhood is only a few blocks from York’s historic downtown area. “During the Revolutionary War, the government moved from Philly to York because they wanted to be on the other side of the Susquehanna River,” says Mitzi Heaton, a Realtor with Coldwell Banker Realty. The downtown is now home to numerous eateries and city-wide events that East Side residents can easily access. Several parks dot this neighborhood, with the expansive York Memorial Complex a few blocks south. York City schools serve the neighborhood.
Older homes, some renovated, among industrial areas
Older homes are typical here, with a median build year of 1900. Almost half of the area is industrial by square footage, with a mix of houses, townhomes and apartments making up most of the remaining area. Single-family homes needing renovation start at around $60,000, while fully updated homes can cost up to $250,000. Colonial Revival designs, half-stories, and ranches are typical styles here. A few new custom builds on Wellington Street sold for over $500,000. Townhomes and rowhouses can cost between $60,000 and $250,000 depending on size and whether they’ve been recently renovated. Sidewalks run along many streets, and tall trees provide shade in some parts of the neighborhood.
East Side York offers the opportunity for purchasing a home and adding value with renovations.

Major highways and bus routes connect the community
York’s historic downtown area is no more than 2 miles from the neighborhood. U.S. Route 30 and Interstate 83 are two of York’s primary connections to surrounding areas. The former runs across York’s north side, while the latter is accessible 4 blocks east of the neighborhood from Elmwood Boulevard. Bus lines run along roads like South Queen Street and East Prospect Street. Harrisburg International Airport is about 32 miles north. WellSpan York Hospital is about 3 miles away.
Several neighborhood parks and a recreation complex
Several parks are in or around this neighborhood. Allen Field, near the northern part of the area, has sports fields and courts galore for residents to play tennis, baseball, basketball or football. Albemarle Park offers open space and a playground. Residents can shoot hoops or toss horseshoes at Girard Park. South of the neighborhood is the York Memorial Park Complex. Locals can enjoy sand volleyball, batting cages, mini-golf and the York Ice Arena.

Nearby dining choices and several grocery options
Nearby restaurants include Pho Bistro, Victor’s Italian, Joe’s Pizza and Belmont Bean, a coffee shop. Big box stores and chains are available on U.S. Route 30, north of the neighborhood. Downtown York is home to more eateries, such as White Rose Bar & Grill and Hamir’s Indian Fusion. Heaton also recommends Eagle’s Nest, which serves American fare east of the neighborhood. “Eagle’s Nest has great views of the city from its rooftop,” Heaton says. Downtown’s Central Market covers a city block and houses numerous vendors and eateries during its market days. For groceries, residents can head to one of several corner stores in the neighborhood, the Save A Lot a block south of the neighborhood or the C Town Supermarket near downtown, about 2 miles from the farthest part of the neighborhood.
Victor’s Italian Restaurant is located in a renovated church in Violet Hill.
East Side residents enjoy access to York Central Market just over a mile away.

Pre-K through 8th grade schools and dual enrollment at Penn High
Two schools, Davis School and Hannah Penn Middle School, are close to this neighborhood. Both serve students from pre-kindergarten to eighth grade and score C-minus grades from Niche. William Penn Senior High earns a C and offers students a STEAM Pathway and several different dual enrollment options with local higher education institutions.
William Penn Senior High School serves students from ninth to twelfth grade.
Davis School serves students in grades PK-8.

Downtown York is home to several events
The Yorkfest Fine Arts Festival comes to town the last weekend in August, while Mother’s Day brings the Olde York Street Fair, a large collection of food, art and craft vendors. Downtown York comes alive on First Fridays each month, as businesses of all kinds offer special promotions, hold events, and book live music.
