Housing within an industrial zone
Situated along the western shore of the Mahoning, Lower Gibson is a part of Youngstown’s surviving commercial sector. With an east side dedicated almost entirely to industrial facilities, the neighborhood mirrors the similarly laid-out Hazelton just across the river. “About everything there is industrial,” says Chris Roman, a Realtor with Howard Hanna Real Estate. “Its residential areas are pretty limited.” Limited or not, Lower Gibson remains a convenient option just 1 mile south of downtown Youngstown.

20th century Cape Cods in need of renovation
Lower Gibson’s residential zones are on its far northwestern and southeastern sides, each connected by a handful of asphalt and red brick streets that empty onto Poland Avenue. Worn sidewalks pass eclectic groups of houses from the early 20th century: Cape Cods, bungalows and traditional two-story homes. Yards are minimal and often sloped, with carports and sheds in similarly small backyards. Many houses need renovation with prices to match. Prices range from the low $20,000s to the mid-$70,000s.
