Living at the heart of Ypsi
Historic South Side invites a stroll past brick buildings and memorable murals to see the entrepreneurial spirit of downtown Ypsilanti. The Huron River weaves through the community, and West Michigan Avenue is the gateway to the South Side. Locals are within walking distance of a farmers' market, parks, eclectic dining and shops. "We have a nice little downtown that has a bit of everything. The area has a lot of historic buildings but also newer shops. This is a very unique place," says Mary Decker of Ypsilanti Thrift Shop, a longtime resident who works in the neighborhood. In addition to longstanding homes are several government offices, churches and an industrial manufacturing facility to the south.
A walkable downtown corridor
Shoppers take to the main commercial corridor on Michigan Avenue to explore local shops and boutiques inside historic buildings. "The Rocket is a gift shop that has whatever you may want. There are also antique stores and local restaurants," Decker says. The local late-night hangout, Tap Room, has 'room' at the bar or around the pool table. Residents can listen to live music and enjoy open mic nights while ordering classic bar eats and drink specials. At Ma Lou's Fried Chicken, diners enjoy classic fried chicken and sandwiches with international flavors, from banh mi to fish po'boy. Breakfast and brunch are popular at Bomber Restaurant, a longtime diner previously featured on the Food Network. The establishment is best known for its massive Bomber Breakfast. Bomber Restaurant is named and decorated in honor of the nearby Willow Run Bomber Plant.

Historic South Side is home to the Ypsilanti Farmers MarketPlace, a seasonal outdoor market managed by the nonprofit organization Growing Hope. The organization collaborates with local farmers to offer the Ypsi Area Online Market for local shoppers year-round.
Historic charm is a way of life
Most houses in Historic South Side were constructed between the 19th and 20th centuries. Here, a home displaying Gothic Revival architecture can share the same street as a distinguished Victorian or a house with Colonial influences. Modest Craftsman bungalows and classic American Foursquare are also heavily featured in the streetscape. "With so much history surrounding this area, we are seeing new buyers working to upkeep the historic charm," says Ashley Gartrelle, a Realtor with More Group Michigan, LLC. "Over the past five years, we have seen all of Ypsilanti substantially come up in sales price; however, specifically, the Historic South Side has been a prominent focus." Although many people rent here, single-family homes often range from $125,000 to $425,000, depending on the size and home features.

Students have school choice
Students attend the Ypsilanti Community Schools district and may apply for their school of choice. Ypsilanti International Elementary earns a C from Niche and offers Spanish and other world languages for preschool through fifth grade. Ypsilanti Community Middle has a C-minus grade, and AC Tech High School has a C-plus grade. The high school provides students with programs focused on art, communication and technology. Eastern Michigan University sits less than 2 miles from the center of the neighborhood, providing access to over 200 undergraduate majors and 150 graduate programs.

Waterworks Park and reaching other green spaces
Those who live in Historic South Side have open space and wildlife-watching opportunities at Waterworks Park. Residents visit the riverfront space to enjoy the playgrounds, ball field and disc golf course. The park is a quiet spot to feed ducks and relax near the water. The area just north of the park has been slated for development for several years but has seen setbacks due to soil contamination from previous industrial facilities. Walkers and joggers can take the Water Street Trail to Riverside Park for downtown Ypsi events. The path leads to other green spaces and connects to Ann Arbor.

Traveling from Historic South Side to Ann Arbor
The neighborhood is just over 10 miles from downtown Ann Arbor by way of Interstate 94. Commuters can find Ann Arbor Area Transportation Authority bus stops around the neighborhood but may also board at the Ypsilanti Transit Center, a few blocks away. The city has announced plans for a new facility to support the growing needs of residents.
