Farther out from the density of Yuba City’s center, Elmer is an exurb community. A Yuba City school operates within the neighborhood, making it a draw for families. It’s primarily a residential area, but Elmer residents won’t be far from shopping and dining. Residents also have access to a neighborhood park. Nearby highway access makes it a convenient area for commuters or those who want to quickly reach town without being in the middle of it. Residents can have their space without losing access to city amenities.

A mix or classic and new houses
Elmer is more spread out than the tight residential blocks of central Yuba City. Homes sit on larger lots, providing more space than in other neighborhoods. Older styles of homes, like ranch-styles, sit side by side, facing rows of trees in the county orchards. “It’s pretty desirable,” says Nicole Rubio, Yuba City resident and real estate agent at River Valley Realty. “It's not just that the homes are older. You have mature trees, so it gives the neighborhood a more established feel.” Ranch-style homes start at $350,000 and go up to $550,000. There are newer homes to be found in the Modern Traditional style, starting at $540,000 and going up to $725,000. “Generally, it’s a very nice area,” says Judy Smith, a Coldwell Banker Associated Brokers Realtor and Yuba City local. “This area is mostly residential, but it is close to Empire Steel. The metal processing plant can make it a little noisy.” The metal processing plant operates during regular business hours six days a week, so while it might create excess noise during the day, it is not active during odd hours.

Tierra Buena School operates in neighborhood
Tierra Buena School operates within the neighborhood. “People want to be closer to the school, so it’s attractive to families,” says Rubio. From kindergarten through eighth grade, kids attend Tierra Buena School, which is graded B-plus by Niche. They can also attend River Valley High School, Yuba City’s newest high school, which has earned a B-plus from Niche. At River Valley High, students are on a block schedule and can choose from traditional coursework as well as technical education to gain career experience while still in high school.
Residents visit Didar S. Bains Park
Didar S. Bains Park is a new, 5-acre park on the edge of Elmer. Since its opening in April of 2023, residents have enjoyed the pavilions, fitness area, bike and walking path, playground and basketball court.

Convenient shopping and restaurants
Shops and restaurants sit just outside the neighborhood along CA-20. There are several grocery stores nearby — including Walmart, Grocery Outlet and New Earth Market — and there's a variety of dining as well. Restaurants like Star of India, The Refuge Restaurant and Lounge and Sushi Ichiban offer sit-down meals close to home. For quicker options, there are also fast food favorites like McDonald’s and Starbucks.

Nearby highway access
Elmer is spread out, and residents will need a car to get around. State Route 20 runs across the southern edge of the neighborhood and connects to Yuba City and Marysville, five miles east. State Route 99 is only a few blocks outside the neighborhood, which leads 50 miles south to Sacramento. Sacramento is also home to the nearest international airport.
