Set 2 miles south of downtown Yuma, the Avenues is a suburban community near local parks and schools, and bordered east by commercial South 4th Avenue. “We have lots of stores and grocery shopping near here," says Valerie Lloyd, a Realtor with Keller William Realty and a Yuma local. "And you’re going to find a lot of older homes that were built in the '40s, '50s and '60s." According to Enrique Rascon, a Realtor with Exit Realty Yuma who has over 10 years of experience, these older homes allowed for larger lots than those in nearby neighborhoods. Pedestrian-friendly residential streets are laid out on a grid and lined with sidewalks, and Yuma County Area Transit buses stop along South 4th Avenue. Area houses of worship include Kingdom Hall of Jehovah’s Witness, Calvary Lutheran Church and Harvest Presbyterian Church.

Single-family homes on spacious lots
Set along sidewalk-lined streets dotted with low-water plantings, Avenues’ single-family homes are mostly midcentury ranch-style, with the occasional midcentury Pueblo-inspired house; their dirt- or gravel-packed lots range from 7,000 to 12,000 square feet. "The bigger lots drive buyers here,” Rascon says. Most of these homes have three or four bedrooms, and carports with paved driveways; some have private pools or covered patios. According to Rascon, the area is also popular with investors who buy properties, remodel them, and flip them to buyers seeking move-in ready homes. Prices here range from $200,000 to $350,000, depending on lot size and renovations.

Local kids may attend O.C. Johnson Elementary and R. Pete Woodard Junior High, both rated C by Niche. Getting around Yuma from South 4th Avenue
The sidewalk-lined streets here are pedestrian-friendly, but locals typically drive to get around. Downtown Yuma is 2 miles north via South 4th Avenue, where drivers can access Interstate 8. Rascon says there isn’t much traffic in the neighborhood. Yuma County Area Transit bus stops are reachable along South 4th Avenue. Yuma Regional Medical Center is 2 miles south, and Yuma International Airport is 4 miles southeast.

Imagination at Roxaboxen Park
About a quarter-mile east, Roxaboxen Park is named after Alice McLerran’s book “Roxaboxen," inspired by the author’s mother’s experience growing up in Yuma during the early 1900s. The park is intentionally minimal by design, to encourage children’s imagination; park visitors often leave behind painted rocks from their hometown or state. About a mile northwest, the 18-acre Carver Park is popular for its accessible pedestrian paths, heated pool, and courts for tennis, bocce and basketball. Lloyd recommends West Wetlands Park, two miles north. “It’s a beautiful park, and actually connects to Gateway Park. You can walk or ride your bike all the way from Gateway through West Wetlands.”

Neighborhood shopping along South 4th Avenue
Local businesses line South 4th Avenue. Most are car dealerships, repair services and grooming shops, but there are also second-hand shops like the Assistance League Thrift Store, and eateries like local diner Brownie’s, here since 1946 and known for homestyle fare like hotcakes and corned beef hash. Less than a mile east, Green Trees Grocery Outlet offers discounted groceries and fresh produce. About two miles north, downtown Yuma is popular for its eclectic shopping and dining. Lloyd recommends Cafecito, a family-owned coffee shop known for its cold brew specialties and quick vegetarian bites; this locally popular spot offers outdoor patio seating and, on every first Friday, hosts live music performances.

Annual celebrations keep locals busy in Yuma
Downtown Yuma also hosts annual festivals like the Yuma Medjool Date Festival in August, when festivalgoers sample locally grown dates and enjoy date-inspired recipes from local businesses. There are also seasonal celebrations like Old Town Christmas in December, when locals enjoy a tree-lighting ceremony and pictures with Santa. Rascon says locals look forward to the Yuma County Fair in April, held at the Yuma County Fairgrounds, 4 miles southeast; the six-day fair includes carnival rides, live music and a demolition derby.
