Set in sunny Yuma, suburban Barkley Ranch is known for its 21st-century homes and neighborly community. “It’s definitely family-oriented, and it’s walkable around the neighborhood,” says Noemi Q. Loroña, a Realtor with My Yuma Realty LLC and a Yuma local. Most homes here are in non-gated subdivisions without homeowners associations, but there two gated subdivisions with HOAs: La Quinta, which has a community pool and clubhouse, and Barkley Estates, where most homes are custom builds. “People live here because it’s a nice neighborhood with well-built homes,” says Enrique Rascon, a Realtor with Exit Realty Yuma and over 10 years of experience. Residents here are within walking distance of Mesquite Elementary and Crane Middle schools, and shopping and dining is about 3 miles northeast along West 28th Street. The overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

Ranch-style homes along well-kept residential streets
Within Barkley Ranch's non-gated subdivisions, most homes are 21st-century ranch-style with Spanish Revival details like terracotta roofs and tan stucco exteriors, but there are also a few Pueblo-inspired homes. Both styles feature three or four bedrooms, as well as attached multi-car garages. “There’s pride of ownership here, and conformity among neighboring houses,” Rascon says. Though these non-gated subdivisions have no homeowners associations, neighbors keep their residential streets and sidewalks tidy. Loroña says that 6,000 square feet is a pretty average lot in Yuma, but Barkley Ranch lots range from 8,000 to 10,000 square feet; landscaping is generally either a manicured lawn or a rock garden with low-water plantings. These homes range from $350,000 to $500,000, depending on the lot size and number of bedrooms.
Two gated communities are set in the neighborhood's southeast. La Quinta's single-family homes are comparable in size, price and style to those in Barkley Ranch’s non-gated subdivisions; monthly HOA fees of $225 provide a security attendant at the gate, as well as access to the community clubhouse and pool. Barkley Estates' 21st-century custom homes typically have private pools and five or six bedrooms, with prices ranging from $600,000 to $900,000; monthly HOA fees of around $100 go toward neighborhood upkeep.

Tech in the classroom at Yuma schools
Local kids are within walking distance of Mesquite Elementary and Crane Middle, both rated B-minus by Niche and located along the neighborhood’s eastern border. Students at both schools can get involved with GenYes, an organization that empowers students to help teachers incorporate tech in the classroom. Teens can continue to the B-minus-rated Cibola High, where they can take dual-enrollment courses for college credit at Arizona Western College.

“During the summer, you don’t see a lot of people out because it’s a thousand degrees, but for the most part, you’ll see people walking the dog or moms pushing the stroller,” Loroña says. At Barkley Ranch Park, kids can play on the playground or join pick-up games of soccer and frisbee on the grassy field. Two miles northeast, the 15-acre Yuma Valley Park is popular for its regulation-sized soccer pitches and dog-friendly fields. Four miles southeast, the public 18-hole Desert Hills golf course is known for its lush terrain dotted with palm trees and water hazards. Next to the course, locals can support the minor league Yuma Scorpions at the Desert Sun Stadium and enjoy the splash pad and colorful animal sculptures at Friendship Park.

Local dining along West 28th Street
Locals here might start their day with a tea, latte or snack from family-owned Sunkissed Coffeehouse, two miles northeast along West 28th Street. “You’re a little out of the way from shopping—you have to go 2 or 3 miles to the grocery store,” Rascon says. Residents grab groceries from Albertson’s, about 3 miles northeast. Next door, Loroña recommends Brewer’s, a restaurant and sports bar known for its spicy hot wings and west coast craft beers. Across the street, there’s Walmart and fast-food chains like Del Taco and Panda Express. Three miles southeast, Southgate Mall offers big-box retail shopping at Burlington and Big 5 Sporting Goods.

Annual celebrations in Yuma
In April, the Yuma County Fair is held at the Yuma County Fairgrounds, 5 miles east. The six-day fair has been a local tradition for over 70 years and welcomes over 15,000 festivalgoers daily. Festivities include a demolition derby, carnival rides and daily performances from local artists. Seven miles northeast in downtown Yuma, the BBQ & Brew Festival in February brings cooks from around the country to compete in the annual barbeque cook-off while festivalgoers enjoy live country music. The Historic Yuma Theatre and Yuma Art Center are also downtown, where locals buy tickets for theatrical performances and browse art galleries from Yuma artists.

Locals typically drive to get around, and Downtown Yuma is about 7 miles northeast, a 15- to 20-minute drive, depending on traffic. Residential streets are sidewalk-lined, and Yuma County Area Transit bus stops are found less than a mile east, along Avenue C. Route 95 is found two miles east and leads about 20 miles south to San Luis and the U.S./Mexico border. Yuma Regional Medical Center is about 3 miles northeast, and Yuma International Airport is 6 miles southeast.
