Set in western Yuma, the residential suburb of Cibola Heights offers a convenient location, within a mile of community parks and schools. “The area’s especially popular because of all the schools within walking distance,” says Matias Rosales, a Realtor with Realty One Group Gateway and over 15 years of local experience. It’s common to see local kids out riding their bikes to nearby Sunrise Optimist Park, or playing basketball in their driveways. Cibola Heights is greener and leafier than most Yuma neighborhoods, with plenty of manicured lawns and shade trees lining the sidewalks, and the CAP Index Crime Score is 2 out of 10, lower than the national average of 4. Area houses of worship include The Church of Jesus Christ of Latter-day Saints, and shopping and dining are within 2 miles along the West 16th Street shopping corridor.

Modest 21st-century homes with palm trees and cacti
Set along sidewalk-lined streets laid out on a grid, Cibola Heights’ 21st-century homes are mostly ranch-style with modest porticos, concrete driveways and either attached garages or carports. There are also a few Spanish Revival-style homes with archways and columned porches. Both styles have three to four bedrooms, 1,000 to 1,500 square feet of living space, and lots of 6,000 to 10,000 square feet. Most yards feature grassy lawns, palm trees and low-water plantings like cacti and rosewood, while some have concrete patios or dirt-packed landscaping. Prices range from about $250,000 to $350,000, depending on a home’s size.
