21st-century homes on spacious lots
Falls Ranch’s 21st-century homes are set along sidewalk-lined streets dotted with desert flowers, succulents and the occasional palm tree; most are ranch-style or new traditional with Spanish Revival-style details like tan stucco exteriors and terracotta-tiled roofs. “The smallest floor plan in Falls Ranch is 1,300 square feet, and the largest square footage is 3,600—two stories and five bedrooms,” Azar says. Most local homes have three to four bedrooms, attached multi-car garages and fenced backyards. Lots range from 10,000 to 14,000 square feet, which are considered large in Yuma, and front yards feature rock gardens or manicured lawns. Prices range from $350,000 to $550,000, depending on size and special features like private pools, covered patios and fire pits.Cooling off at the Valley Aquatic Center
Yuma Valley Park, set about a mile southeast, offers paved, tree-shaded walking paths, and according to Loroña, is popular with families for its soccer fields and playground. Valley Aquatic Center is less than a mile west, where families cool off riding down the water slide and swimming in the pool; the center offers swim lessons and is also available to rent for private celebrations. At the 110-acre West Wetlands Park, 5 miles northeast, anglers can cast their lines in the West Wetlands Pond for sunfish and catfish, while kids explore the colorful, castle-themed Stewart Vincent Wolfe Creative Playground, which community volunteers helped to build.Students prepare for their futures at Cibola High
Local kids may attend Valley Horizon Elementary, rated C-minus by Niche, before moving on to Centennial Middle, rated C-plus. At the B-minus-rated Cibola High, teens pursue their interests in career and technical education courses like engineering, nursing and digital photography. Cibola High also offers dual enrollment courses for college credit at nearby Arizona Western College.Annual events at the Yuma County Fairgrounds
The annual Yuma County Fair is held in April at the Yuma County Fairgrounds, about 6 miles southeast. The six-day fair has been a county tradition for over 70 years and attracts up to 15,000 festivalgoers daily. Local tradesmen and vendors set up booths at the fair, selling hot food and handmade crafts, like balloon animals and fresh cinnamon rolls; while parents shop, kids can check out the arcade area with games and a bouncy castle. There are also carnival rides and live music from touring artists and tribute bands, but the main event is the demolition derby, where locals with brightly painted modified cars compete for a cash prize. In October, the annual Fall Festival at the fairgrounds is a new tradition that began in 2022; festivities include pumpkin carving and a fall-themed maze.Getting around Yuma
Falls Ranch’s northern border is West 16th Street, which merges with Route 95 about a mile east. Route 95 leads about 22 miles southwest to San Luis and the U.S./Mexico border. Locals typically drive to get around, but sidewalk-lined streets make the neighborhood pedestrian-friendly, and Yuma County Area Transit buses stop along the central Avenue C. Yuma Regional Medical Center is about 3 miles southeast, and Yuma International Airport is 6 miles southeast.Shopping and dining along Avenue B
Locals shop and dine along nearby Avenue B. At Plaza Del Rio, about a mile northeast, residents pick up groceries from Food City, grab fast food and shop at chain businesses like Dollar General and DD’s Discounts, a clothing store. Across the street, Mostly Muffins has been a Yuma staple for nearly 40 years, offering gourmet muffins and brunch fare, like breakfast sandwiches and fresh salads. About 2 miles south, there’s Walmart, Albertsons and more chain restaurants and stores, like Starbucks, Panda Express and Walgreens. For a casual night out, Brewers is next to Albertsons and offers locally brewed craft beers and American comfort food in a social, sports bar setting.
