Fortuna Foothills’ single-family homes, condos and mobile homes are set along sidewalk-lined streets in residential subdivisions. “You can find pretty much anything you want here," Lloyd says. "You can buy a $800,000 custom house with a pool or a $250,000 manufactured home.”Late 20th-century ranch-style homes have three to four bedrooms, and Spanish Revival- or Pueblo-inspired details like terracotta-tiled roofs and tan stucco exteriors. Most of these homes have concrete driveways leading to attached garages, and rock gardens with low-water plantings; some have additional features like private pools and covered patios. Prices typically range from $250,000 to $600,000, depending on a home’s size and features. Custom 21st-century homes with four to five bedrooms range from $800,000 to $1.2 million, and often include special features like heated flooring, guest quarters and unobstructed views of the Gila Mountains.
Throughout the neighborhood, manufactured homes built in the late 20th century have one to three bedrooms; their designs are typically minimal, and they generally have attached carports and desert landscaping. Lots range from 1,500 to 4,500 square feet and determine the price range of $50,000 to $300,000.
In the neighborhood’s west, condominium communities are clustered near Interstate 8. Most condos were built in the late 20th-century and have Spanish Revival stylings and two to three bedrooms; many are a part of 55+ communities, like Oasis del Este, where residents pay monthly homeowners association dues of about $250 and share a community pool. Condo prices range from about $150,000 to $300,000.
Neighborhood parks and dirt-packed hiking trails
“Most of the subdivisions here have retention parks, so they’re green and people use them to play,” says Matias Rosales, a Realtor with Realty One Group Gateway and over 15 years of local experience. Dog walks and morning runs along residential sidewalks are a common sight. In 2024, the centrally located Foothills Optimist Park was opened and offers a colorful playground, paved walking path and playing field. Hiking is also popular here, and many residents trek through dirt-packed trails up the Gila Mountains. “Telegraph Pass is a very popular place for people to walk up the mountain and get a great view of the city,” Rosales says. The 18-hole public Las Barrancas Golf Course is one of the most popular in the area, offering tree-lined rolling fairways and sweeping desert views of the Gila Mountains.Opportunities for college credit at Gila Ridge High
Local kids may start at Mary A. Otondo Elementary, before moving on to Ron Watson Middle, both rated B-minus by Niche. At the latter, students earn “Wolf Points” for good behavior, which can be redeemed for prizes and perks, like skipping to the front of the lunch line. At the C-plus-rated Gila Ridge High, students can take dual-enrollment courses for college credit at Arizona Western College.Community gatherings and classes
On summer days in Yuma, Foothills Library is a popular place for locals to enjoy some air-conditioned relaxation. The library regularly hosts community events, like story time for children and adult art classes. Rosales says locals typically drive to get around, but Fortuna Foothills is also lined with Yuma County Area Transit bus stops, sidewalks and bike lanes. Interstate 8 runs through Fortuna Foothills’ center, leading 15 miles northwest to downtown Yuma and 172 miles northeast to Phoenix. Heading west along Interstate 8, Yuma International Airport and Yuma Regional Medical Center are about 15 miles away.Casual dining at mom-and-pop businesses
Shopping and dining are centrally located along both Interstate 8 and the Fortuna Road corridor. For groceries, residents head to Fry’s, which sits next to several fast-food and casual dining chains. Locally owned spots include Daybreaker Cafe, a no-frills American diner with a full bar serving comfort food classics like buttermilk pancakes and pan-fried pork chops. For a quick coffee or pastry, residents might stop into the family-owned Donut Corral, popular for its old-fashioned recipes with inspired flavors, like its seasonal pumpkin spice donut. Lloyd recommends Wheezy’s Sports Bar and Grill, a local mainstay for over 30 years where folks enjoy live music, craft beers on tap and comfort food creations like donut burgers and cauliflower pancakes. Also in the area, The Honey Pot sells handmade gifts and locally sourced ingredients, like jars of local honey and jams.Risk of wildfires
Fortuna Foothills is at risk for wildfires. The Refuge Fire in Yuma County broke out in May 2024 near Martinez Lake, about 28 miles north, and burned 1,226 acres with no personal injuries reported. Yuma Co. Rural/Metro Fire Station 2 is centrally located within the neighborhood and responds to local emergencies.
