Single-family homes near parks, schools and local businesses
Though suburban Parkway Place is technically located in western Yuma, it's locally considered central, set within two miles of parks, schools and shopping and dining along West 24th Street. Diana Arvizu, a local Realtor with Realty Executives Yuma and over 5 years of experience, says residents choose Parkway Place for its central location and quiet, family-oriented atmosphere. The overall CAP Index Crime Score here is 2 out of 10, lower than the national average of 4; on the sidewalk-lined streets, it's common to see local kids riding their bikes and residents walking dogs. The neighborhood's single-family homes date to the early 21st-century, and as summer temperatures here regularly top 100 degrees, homes with private pools are particularly desirable.

Spanish Revival-style homes built in the early 2000s
Parkway Place’s residential streets are lined with sidewalks and dotted with the occasional palm tree or low-water plantings. Most of the homes here are Spanish Revival-style from the early 2000s, with archways, tan stucco exteriors and terracotta-tiled roofs; concrete driveways lead to attached garages. These three-to-five-bedroom homes have 2,000 to 2,500 square feet of living space, and lots of 8,000 to 10,000 square feet; some yards feature grass lawns, while others have easy-care dirt-packed landscaping. Prices range from about $350,000 to $500,000, depending on a home’s size.
Along Brandi Lane, there are about a dozen larger Spanish Revival-style homes, also built in the early 2000s, that have four to six bedrooms, 5,000 to 10,000 square feet of living space and 10,000- to 25,000-square-foot lots. Some have additional features like private pools, concrete courtyards and multi-car garages. Prices range from $1 million to $2 million, depending on a home's size and features.
In the neighborhood’s north, residents of the Sonora Sunset apartment complex share a pool and clubhouse.

Getting around Yuma from Parkway Place
Route 95 is found less than a mile east, and leads about 20 miles southwest to the U.S./Mexico border in San Luis. Though residential streets feature sidewalks and Yuma County Area Transit buses stop along West 24th Street, locals typically drive to get around. “Yuma, like so many other southwest towns, wasn’t built out for walkability," says Quincy Smith, a broker at ERA Matt Fischer Realtor, who has lived in Yuma for 20 years. "The other deterrent is it’s 115 degrees in the summer here.” Yuma Regional Medical Center is about 2 miles east, and Yuma International Airport is about 5 miles southeast.
Community parks and fields
Surrounded by ash and soapberry trees, the neighborhood's central Parkway Place Park offers a grassy playing field, basketball court and paved walking path, popular for a morning jog or dog walk. Just east in Ponderosa Valley Estates, there are several more playing fields, and Ponderosa Park offers a covered playground. Less than a mile north, the 15-acre Yuma Valley Park has four regulation-size fields, where community soccer games and practices are often held. And less than a mile southwest, kids can learn to swim at Yuma Aqua Academy, next door to Mesquite Elementary.
