21st-century homes with large lots
Along the sidewalk-lined residential streets of Picacho Village, Spanish Revival- or Pueblo-style homes built in the early 2000s are closely packed together; the occasional palm tree rises above over their terracotta-tiled rooftops. Both home styles have three to four bedrooms, tan stucco exteriors, and lots that range from 8,000 to 10,000 square feet, which Arvizu says is large for Yuma. “These homes have great layouts and backyards; a lot of people garden,” Arvizu says. Many homes have grass lawns dotted with cacti, and concrete driveways leading to attached garages; some have additional features like private pools, covered patios and multi-car garages. Prices for both styles range from $400,000 to $500,000, depending on a home’s size and features.

Local schools within a mile of Picacho Village
Local kids may start school at H. L. Suverkrup Elementary, rated B-minus by Niche, before moving on to Centennial Middle, rated C-plus. The B-minus-rated Cibola High offers a wide range of extracurriculars, including chess, Gamer's Guild, and Educators Rising, which guides students toward careers in education. Right in the neighborhood, the A-minus-rated charter school Desert View Academy teaches kindergarten through Grade 6; the academy emphasizes small classroom sizes to encourage individualized learning.
Getting around Yuma County
The neighborhood is bordered north by West 16th Street, which merges less than a mile east with Route 95; the latter leads 22 miles southeast to the U.S./Mexico border in San Luis. Most residents drive to get around, but residential streets are sidewalk-lined, and Yuma County Area Transit buses stop in the neighborhood along Avenue C. Yuma Regional Medical Center is about 2 miles southeast, and Yuma International Airport is 5 miles southeast.

Cooling down in the summer heat
Since summer temperatures here regularly reach upward of 90 degrees, folks find different ways to cool down. Arvizu says it’s commonplace here for residents to take boats to the Colorado River at West Wetlands Park, about 4 miles north. Some residents have private pools, while others head less than a mile west to the community pool and water slide at Valley Aquatic Center. Two miles southeast, the 15-acre Yuma Valley Park is best known for its soccer fields, where community games and practices are held, but there’s also a playground and grassy field for picnics and pick-up games.

Enjoy the perks of nearby shopping and dining
Shopping and dining are within a mile northeast of the neighborhood, on or around West 16th Street. The closest grocery store is Food City on West 16th Street. In addition to fast-food restaurants, there are also locally owned spots like Tomo Sushi, popular for its Asian fusion creations, like deep-fried sushi rolls. Around the corner, residents might start their day at Mostly Muffins, a local staple that’s been serving freshly baked muffins, brunch sandwiches and fruit smoothies in a casual cafe-style setting for over 40 years. For a night out, Arvizu recommends Da Boyz, an Italian bar and restaurant 5 miles northeast in downtown Yuma. “It’s a nice little getaway for Friday date night, or casual if you want it to be,” Arivzu says.

Community events at the Yuma Art Center
Five miles northeast, Downtown Yuma’s the spot for community events throughout the year. The Yuma Art Center and historic Yuma Theater, dating back to 1912, host galleries, concerts and theatrical productions year-round. In April, the Children’s Festival of the Arts includes arts and crafts booths set up along Main Street and a youth art gallery in the Yuma Art Center. The center also offers year-round community classes in topics like dance and ceramics. Arvizu recommends the Colorado River Crossing Balloon Festival, held 4 miles north at West Wetlands Park in November, where colorful hot air balloons fly over the river in a mass ascension, set to music.
