Abbott Park is settled deep in the heart of the rolling landscape of Zephyrhills. An eastern Pasco County suburb, Abbott Park has kept the historic city’s small-town charm while offering the amenities of a master-planned community at half the price of bigger-city suburbs. The neighborhood is named after one of the founders of Zephyrhills, which keeps its history alive with a vibrant downtown nearby. The community is surrounded by nature in every direction. “It’s located in what’s known as ‘The Nature Coast’ because you won’t find traditional sandy beaches,” says Brian Lee Swann, President of the Pasco County Historical Society. “They’re more natural areas with trails, and most locals want to preserve the rural areas.” Most amenities are within walking distance for Abbott Park residents, and the neighborhood is located directly off U.S. Highway 301 for access to Tampa, Lakeland and major area attractions. “You’re out of the hustle and bustle but can easily get to the Clearwater/Tampa area and be at the airport in less than an hour,” he says.

Surrounded by nature preserves and hiking trails
The community has a large lake at its core, popular for picnicking. The pool is open blank, and the dog park is open year-round. Outside Abbott Park, residents are surrounded by nature preserves, parks and hiking trails. The 34-acre Zephyr Park is the closest, located downtown, with tennis courts, fishing and a lakeside fitness path. Krusen Park is another area favorite, featuring a basketball court, ballfields, a football field and a field hockey rink. The 6,900-acre Upper Hillsborough Wildlife Management Area is the closest nature preserve, surrounding much of the city to the east. The preserve has 14 miles of horseback riding and hiking trails. It also allows fishing, hunting and camping. Withlacoochee River Park is a deeply forested park about 9 miles away, providing 19 miles of hiking trails and an observation tower. It’s also popular with boaters and anglers. Crystal Springs Preserve surrounds the area to the south.

Three miles from Historic Downtown Zephyrhills
The neighborhood sits next door to Zephyr Commons. Anchored by Publix, it offers big box stores, Dollar General and national restaurant chains. A local favorite here is the down-home comfort food spot, Breakfast Station. Zephyrhills has a quaint but charming downtown Main Street, about 3 miles from Abbott Park. Decorated with murals, it’s been the city’s commercial hub since 1882, with over 150 locally owned businesses and restaurants along 5th Avenue and Gall Boulevard. Taco Amigo is the go-to downtown spot for tamales and birria tacos. RJ’s Wild Wild Wings is another popular downtown restaurant that serves smoked meats and wings with flavors like mango habanero. Most houses were built between 2020 and 2022. “Everything is fairly new and modern, but much cheaper than most housing in the area,” Swann says. Property sizes average between 1,400 square feet and 2,400 square feet. While lo sizes are small, averaging 6,000 square feet, most dwellings have fenced-in yards, paved driveways and spacious multicar garages. Community amenities include a clubhouse, pool, shaded playground and dog park. Shops, green spaces, and dining areas are within walking distance. Abbott Park has a CAP Index Crime Score of 4.10, on par with the national average.

Pasco County School District serves the area and has a B-plus Niche rating. Kids can attend Woodland Elementary, followed by Centennial Middle. Both schools have a C-plus. Zephyrhills Summerfest & wing eating contests
Downtown is the hub for events. Every June, it organizes the Zephyrhills Summerfest, and in December, it hosts the Festival of Lights Parade. Churches within the community include East Pasco Seventh-day Adventist Church and Redeemed Disciples Church of the New Covenant.
About 32 miles from Tampa
Highway 301 runs along Abbott Park’s western edge, connecting to U.S. Route 98 and State Road 56. These routes link to Interstate 75, providing access around the region. Tampa is about 32 miles south, Tampa International Airport is approximately a 37-mile drive, and Clearwater is about 53 miles away. Pasco County’s GOPASCO provides bus service for the area, with the closest stops along Highway 301. AdventHealth Zephyrhills is the nearest hospital, next door to the neighborhood in Zephyrhills Commons.
