Zephyrhills South is on the outskirts, yet not far from downtown

Zephyrhills South is on the outskirts of Zephyrhills, a Central Florida city considered an exurb. About 30 miles northeast of Tampa in Pasco County, Zephyrhills is populated by old and new subdivisions, including retirement communities. The city's southern section has a semi-rural feel, though it's only a couple of miles from the downtown, which has a main street with shops and vintage buildings.

Various home styles and price ranges in the area's subdivisions

Zephyrhills South has twentieth-century ranch-style homes as well as newly constructed contemporaries in communities like Harvest Ridge. Prices for site-built homes range from about $200,000 to $390,000. Manufactured homes from the late 1980s to the 2020s and some older mobile homes are about $50,000 to $325,000. In these communities, the land is sometimes leased rather than owned. There is a large population of retirees, and many live here on a seasonal basis.

A golf course, skate park, museums and a skydiving center

Zephyrhills Golf Course, a few miles away, has bookable tee times and several membership levels. There's also a skate park, a military history museum and a train depot museum. The Zephyrhills Municipal Airport, which does not offer commercial passenger service, is home to Skydive City, a recreation and training facility.

Pasco County School District has zoned and choice schools

Kids may attend Chester Taylor Elementary School, which receives a C-plus grade from Niche. Raymond B. Stewart Middle School has a C, and Zephyrhills High School has a B-minus. The schools have been awarded a Golden School Award from the Florida Department of Education for outstanding volunteer efforts. School choice options, including magnets and schools with dedicated pathways, are available through the Pasco County School District by application.

Annual festivities held near the airport and downtown

People gather at the Zephyrhills Community Event Venue on Airport Road in March for the Latin Music Festival and in April for the Pigz in Z'Hills BBQ & Blues Festival. Downtown is host to the Founder's Day Festival & Parade, also in March.

A car-dependent area, though some people drive golf carts

Some of car-dependent Zephyrhills South consists of country-style roads without sidewalks or lane markings. "If you are looking for a walking kind of community, this isn't it. But if you are OK with driving 20 to 30 minutes, you might be into the area," Governor says. Golf carts may be used in residential pockets, particularly mobile- and manufactured-home communities. Major roads in the area include U.S. 301 and state Routes 39, 54 and 56. Four miles to the north is AdventHealth hospital.

Most stores and restaurants are several miles away

Zephyrhills South is farther from commercial areas than other parts of the city. On Gall Boulevard, which extends north to downtown, is 2 Minutes Restaurant, where diners can partake of country-style meals in the midst of John Wayne memorabilia. Though Pat's Food Mart is a convenience store close to home, bigger shopping trips require a few miles' drive to Save A Lot or Winn-Dixie. For farm-fresh produce, Bushel Stop Market and Shannon's Produce are each about 4 miles away.

Additional shopping options include the downtown's independently owned stores, strip malls along state Route 54 and more suburban-type malls and specialty retail in Wesley Chapel or Dade City, about 10 miles and 12 miles away, respectively. The Tampa Premium Outlets is about 15 miles west of Zephyrhills South.

Some choose older homes for their sturdy construction

"It's very unique in that right now you'll find a lot of old charm homes, as I call them, as well as a completely drastic difference with new construction,“ says Bratisha Governor, a Realtor with Dalton Wade and team lead of the Governor Group. She says some of the charm of older homes relates to the materials used, such as bricks or blocks. "A lot of people do appreciate older homes, like those that are brick, especially living in Florida with the hurricanes." As recently as 2024, Zephyrhills was affected by hurricanes and resulting flooding, though typically hurricane risks are more serious closer to the coast.
