Zephyrhills West offers residential subdivisions close to retail and recreational facilities. "All of Zephyrhills is being developed. I think the west is a little bit more industrial, "says Bratisha Governor, a Realtor with Dalton Wade and team lead of the Governor Group. "There are a lot of mobile homes and 55-and-up neighborhoods. We have people come from out of state to retire."The city name, Zephyrhills, is connected to "zephyr," meaning a soft breeze, a word derived from Zephyrus, the Greek god of the west wind. Though the city has some gentle slopes, it's not overly hilly. Zephyrhills is in Central Florida's Pasco County, about 30 miles northeast of Tampa.

Ranch-style homes, contemporaries and manufactured homes
Whereas 20th-century, ranch-style homes are some of the oldest homes in Zephyrhills West, contemporaries and townhouses are the newest. The Florida Building Code, introduced in 2002, requires homes built from that year on to withstand hurricanes, with the inclusion of features like impact-resistant glass or shutters. Prices for standard single-family homes range from about $130,000 to $510,000, and age and size are the main factors. Zephyrhills West has many mobile or manufactured homes. Land may be owned or leased, and some developments are specifically for residents aged 55 or older. Mobile homes and manufactured homes range from about $50,000 to $430,000. "The mobile homes are cost-effective, and they feel a little bit safer because they are more inland," Governor says.

Shopping and dining: strip malls, downtown and Wesley Chapel
Zephyrhills West has plenty of shopping and dining areas, with several strip malls, including Zephyrhills Plaza off Fifth Avenue, part of state Route 54. The area has a Winn-Dixie, a Save A Lot, and eateries, including The Chowder House, which serves New England-style dishes. A couple of miles east of Zephyrhills Plaza is the city's downtown, offering independently owned shops and some historical buildings. Gall Boulevard, a portion of U.S. Route 301, runs north-south as a commercial corridor.
Zephyrhills residents may travel about 10 miles west to Wesley Chapel, for more suburban-style malls, brand-name businesses and specialty shopping. "Wesley Chapel is a booming area. There's Krate, which is an outdoor market concept. It's very family oriented. They have concerts and show movies on the lawn," says Governor, whose son is in The Kidpreneur Club, a youth vendor program participating in pop-up markets at Krate. Additionally, the Tampa Premium Outlets is about 15 miles from Zephyrhills West.

Parks, a golf course, skydiving and a community event venue
Zephyr Park, close by to the east, is 34 acres, with lighted tennis courts, horseshoe pits and a playground. The lake has a walking path and is popular for fishing. There is also a seasonal water park. The Alice Hall Community Center is available for rent from the city. About 3 miles east of the neighborhood are the Zephyrhills Skate Park and the Zephyrhills Golf Course, which has bookable tee times and several membership levels. Skydive City, a recreation and training facility, is at the Zephyrhills Municipal Airport, which does not have commercial passenger service. Zephyrhills Community Event Venue on Airport Road hosts the Latin Music Festival in March and the Pigz in Z'Hills BBQ & Blues Festival in April. In March, the Founder's Day Festival & Parade takes place downtown by the clock plaza.

Pasco County District schools with Florida's Gold School Awards
Kids may attend West Zephyrhills Elementary School, which receives a C grade from Niche, or Chester Taylor Elementary School, which has a C-plus. Raymond B. Stewart Middle School also has a C, and Zephyrhills High School has a B-minus. Each of the four schools has earned a Golden School Award from the Florida Department of Education for outstanding volunteer efforts. The Pasco County School District offers school choice options, including magnet and pathway schools, with enrollment by application.
West Zephyrhills Elementary serves nearly 700 students in PK–5 with a 15:1 student-teacher ratio.
Zephyrhills High School serves about 1,700 students in grades 9–12 with a 21:1 student-teacher ratio.

Zephyrhills West is mostly car-dependent, though people might walk within subdivisions, even without sidewalks. Another transportation option is the county's GoPasco bus system. Route No. 54 includes stops at the Zephyrhills Transfer Station, the Tampa Premium Outlets and a park-and-ride. AdventHealth Zephyrhills hospital is a few miles from the neighborhood. Though commuters might drive to Tampa, local job sites include the Zephyrhills bottled water company, which is headquartered here.
