Hermon is located in western Zion, Illinois and, like other parts of the city, has nearby parks and community-focused programs. What distinguishes Hermon from its neighbors is that homes here have a bit more space and sell at relatively lower home prices. “Compared to homes in the North Shore of Chicago, people like this neighborhood because of the affordability,” says Terrence Muse, a Re/Max Premier broker with about 20 years of experience. While larger cities like Milwaukee and Chicago 50 miles away, Kenosha is 10 miles north, and residents can commute there for work via public transit or car.
Homes on large lots buck the suburban Chicago trend
Compared to neighborhoods to the east and north, Hermon is less fully developed: small forested areas surround collections of homes. Houses also sit on comparatively larger lots, with some over half an acre. Most houses were built from the 1960s to '80s, with some constructed in the past 25 years. Split-level and ranch-style designs dominate the area, regardless of when they were built. Prices range from $150,000 to $350,000, with renovated homes in the upper range. Duplexes sell for between $200,000 and $300,000. According to First Street, a climate risk analysis firm, the neighborhood's northern, more forested area is at moderate risk of fire. The proximity of Lake Michigan and the winds that come off the lake, coupled with dry weather, put houses at greater risk.
Hermon streets are lined with split-level and ranch-style homes on lots up to a half-acre.
Ranch style homes are very commonly seen on residential streets of Hermon.
