Local Realtor Tarvis Grant says Southgate’s location on the city’s outskirts leads to a slower pace of living. “It’s a quiet neighborhood and it’s reasonably priced,” says Grant, Broker for TGA Realty and Property Management, who’s been selling homes in the area for over 20 years. Most homes here are midcentury ranch-style homes and new traditionals from the past 25 years. Houses are packed tightly together on gridded streets, with sidewalks and streetlights. Nearly every property has a driveway, and larger or newer styles may have attached garages. Smaller homes typically sell for $50,000 to $150,000, while larger ones range from $150,000 to $250,000. Students may attend Hodges Elementary, which gets a C-plus from Niche, before going to Dunbar College Preparatory Academy, which receives a C. Estacado High earns a B-minus and offers an early college program with Texas Tech University, which is just 7 miles north.
