Lyndhurst is roughly 10 miles west of Manhattan, and with its grid-like layout, it excels at being a cozy suburb featuring skyline views. Shops and eateries line the walkable main thoroughfares like Valley Brook Avenue and Ridge Road, eventually feeding into a downtown area complete with parks, a town hall and a commuter rail station. The Passaic River wraps around the north and west end, while the Hackensack River sits to the east, adding touches of nature. Small but enduring institutions hold the social fabric together, like Our Lady of Mount Carmel church, which hosts a four-day feast every July – the neighborhood’s largest annual event. “Lyndhurst also draws people in with its attractions, including Medieval Times, which has jousting,” says Silvana Abrantes, an agent with Better Homes and Gardens Real Estate. “And it’s just 10 minutes away from the American Dream Mall.” With a 3 out of 10 crime score on the CAP Index, this is otherwise a quiet suburb.

Cape Cods and colonials, starting at $425,000
When it comes to single-family homes, Lyndhurst is made up of early 20th-century colonials and classic midcentury styles like Cape Cods and ranches. But that’s not all it’s known for. “Lyndhurst housing is split about 50-50, with a lot of multi-family homes on the market,” says Daniel Simone, broker associate with KW Commercial. “In some ways, the single-family homes are similar to what you’ll find in neighboring Rutherford, with one key difference: typically, Lyndhurst properties won’t have that historic interior woodwork preserved – some of their interiors have been renovated, it depends on who gets their hands on the house.” Streetscapes can vary, given that some parts of Lyndhurst are perched on hills, providing desirable views of Manhattan. Some homes on the west end have been considered to be at risk of flooding, due to the proximity of the Passaic River, but raised foundations have sought to mitigate that issue. Prices range from $425,000 to $800,000.

On the north end, the 85-acre Riverside Park is a sprawling green expanse with trails, ball fields and tennis courts. For a place to sit and catch views of downtown, there’s a pocket park with benches and a clock in front of town hall – it’s an easy walk to the public library from here. For a bit more room to stroll on, there’s Lyndhurst Municipal Park, also near town hall. Visitors are seen walking around the fountain or scrambling across the multiple playgrounds. Summertime brings free concerts and movie screenings to the space.

True to Lyndhurst’s cozy identity, the dining scene feels very downhome with its numerous pizza places and bakeries. Lyndhurst Pastry Shop has been selling sweet Italian goodies since 1948, while Michael’s Salumeria has been selling sandwiches and ready-made deli meals since 1976. Colonial Diner is considered a regular spot in the rotation for residents: outfitted with a bright chrome façade and colorful booths inside, this is a place to grab burgers, fries and breakfast. New players have entered the scene, though, putting a modern spin on old standbys like the neighborhood coffee shop.
