North Madera is an established residential community between undeveloped land and Downtown Madera, about 25 miles from Fresno. “It is more of a country feel, a retreat from the city,” says Marisela Ramos, a Realtor with Real Broker since 2022. “North Madera is ideal for those looking to relocate from the Bay Area. It’s close to major freeways and local businesses.” North Madera was developed with minimal traditional homes built near downtown between the 1930s and 1950s, and are priced between $185,000 and $315,000. New traditional homes, many established to the north after 2000, with attached garages and one to two stories, range between $310,000 and $440,000. Ranch-style homes were built in the 1950s and fetch between $255,000 and $390,000. Manufactured homes go for $30,000 to $130,000. Apartments are also available for rent and North Madera has a slightly higher percentage of renters compared to homeowners. In the open-enrollment school district of Madera Unified, five elementary schools, three middle schools and three high schools serve the neighborhood. Nishimoto Elementary School is a kindergarten through sixth-grade school for which students in the west region are zoned.
