Mesquite trees line the entrance to Continental Ranch Sunflower, a residential neighborhood in southern Marana’s master-planned Continental Ranch community. The neighborhood is for those 55 or older and shares amenities such as trails, pools and sports courts with the more extensive Continental Ranch development. “I’m always telling people that you can be as active or secluded as you want,” says resident Tim Walter, an associate broker at Diamondback Real Estate with over six years of experience. “There are some other 55-pluses in the northwest side of Tucson, but those communities are all at least 20 to 30 minutes from the highway, whereas here we’re just over a mile. It’s off the highway enough, too, where we don’t get much noise, but you can get downtown in 20 minutes if you like that style.” Stucco and adobe Spanish Revivals on cul-de-sacs have one story, and home prices range from about $285,000 to $500,000. “There are some great [mountain] views that can affect home prices in Sunflower,” Walter says. “I had a listing appointment with a gorgeous view, and we think that’s probably worth $30,000 on the same style and model house.” The Continental Ranch Community Association
