Discover the suburban atmosphere of the city in the West Medford neighborhood. This swath of the City of Medford is home to an array of early-to-mid 20th-century homes on relatively sizable lots — features that give it a pastoral character. West Medford mixes those qualities with plenty of urban accessibility. “The commuter rail is there,” says local Realtor John Veneziano of RE/MAX Andrew Realty. “You get a lot more quaint shops and stores.”

Single and multifamily housing options
Lot sizes in West Medford can get up to about a half-acre. Many homes in this part of the city feature front and back lawns — well-manicured spaces adorned with mature trees that add to the cozy feel within the neighborhood’s residential corridors. Homes here are mostly single-family layouts, though there are some multifamily options, including apartments. The only HOAs that exist are for condo owners. The CAPS Index crime score is 2 out of 10, which is below the national average of 4.
The homes of West Medford fit predominantly into the colonial revival style category, with variations. Houses were built between the 1800s and recently newly constructed homes. Some colonials here, for instance, feature porches while others don’t, in the side-gabled roof style. What’s ubiquitous are the sidewalks connecting the homes throughout the neighborhood and also the demand for houses here and elsewhere in Medford — a demand intensified by low inventory. Veneziano says the whole City of Medford is in demand. “It’s about availability, availability, availability,” he says. Homes here can sell for anywhere from about $565,000 to $1.7 million. Additionally, average home prices hover around $871,000. Steve McKenna of Gibson Sotheby's International Realty says home buyers in the area love the region’s accessibility. “There is great transportation in the area.” McKenna has been selling homes in the area for nearly 40 years.

Very few chain restaurants
High Street is also the thoroughfare where you’ll find multiple eateries. Bistro 5 is located here, right off High Street, on Playstead Avenue. “Bistro 5 is a very popular restaurant that attracts a lot of people from other communities. Been there for many years,” Veneziano says. Bistro 5 is an Italian restaurant whose gnocchi is popular. Another popular eatery is Real Italian Gusto, which McKenna says is a go-to spot before taking in a show at the Chevalier Theatre. McKenna adds that most of the eateries are small, local restaurants. “There are very few chain restaurants in the area,” he says.

In the shadows of Tufts
One of the public schools in West Medford, Brooks Elementary, is named after John Brooks. Located on High Street, this prekindergarten through fifth-grade institution has a B+ rating from Niche for its academics and uses the Responsive Classroom teaching model, which is focused on building social-emotional skills alongside academic skills. Kids can go on to Andrews Middle School and Medford High School, both with an overall B Niche rating. Local colleges include the prestigious Tufts University and Springfield College Boston.

Lots of outdoor activities
Where West Medford differs from other areas of the city, apart from its suburban atmosphere, is an abundance of outdoor recreational opportunities, including those on the water. For some beach time, residents can visit Mystic Lakes State Park, which stretches along the Upper and Lower Mystic Lakes. Without a motorized watercraft, access to the lakes is granted. Another facility situated to the south along the Mystic River is Dugger Park. This park features five tennis courts, making it an ideal location for tennis enthusiasts. Additionally, there is a children's playground and two basketball facilities. “There is a lot of recreation space in West Medford. The area has ponds, lakes, rivers and skating rinks,” says McKenna.
Additionally, West Medford explorers may visit the 50-acre Brooks Estate, which was acquired in 1660 as part of a larger property once possessed by the former governor of Massachusetts, John Brooks. The expanse features hiking trails and Brooks Pond, which can be utilized for ice skating or fishing during the winter months. Later generations of the Brooks family constructed the majestic Shepherd Brooks Manor and Carriage House in the late 19th century, in the Queen Anne style.

Public transportation makes the area more attractive
The West Medford commuter rail station sits right by Bistro 5, too, a tool residents can use to reach Downtown Boston. Commuters can reach downtown from the West Medford station in just about 30 minutes. And trains are even more accessible, McKenna says, since the Green Line was expanded. In all, there are two subway stops, two commuter rail stops and two bus stops in the neighborhood. More than 15% of West Medford’s population takes public transportation to and from work. Long-distance travelers in the region are only a 15-minute drive to Logan International Airport.
West Medford residents have easy access to the MBTA system via Commuter Rail and Bus service.
