West Kendall’s most resilient master-planned community
The Hammocks is a large master-planned community of almost 18,000 homes in West Kendall. The suburb is beautifully landscaped, with mature oaks, palms and poincianas shading every sidewalk-lined street. Many houses are set on spacious lakeside lots, and each subdivision is within walking distance of a park or a clubhouse. According to resident Marcus Barrios, the broker and owner of Barrios and Associates Realty, the close-knit community has proven quite resilient recently. Barrios says property values remain strong despite the recent controversy over the neighborhood homeowner’s association, heavily reported in local news media. “The community banded together and reclaimed the neighborhood from this group of people who were apparently committing these crimes,” he says.

Five decades of Spanish Revivals
Development here began in the late 1970s and concluded in 2017, with every home displaying the hallmarks of Spanish Revival architecture, including stucco siding and terracotta barrel roof tiles. Barrios says a big draw to the neighborhood is its wide variety of homes. “There are condos, townhouses and everything from starter homes to forever homes. Lots of pool homes, too, but that’s kind of all of South Florida.” Condos range from the low $200,000s to $350,000, and townhouses range from the mid $300,000s to $600,000. Three-bedroom houses range from $500,000 to the mid $700,000s. Four- and five-bedroom range from $500,000 to just over $1 million. HOA fees are mandatory.

The Hammocks has parks galore
The Hammocks features several parks with state-of-the-art facilities. Hammocks Community Park is the largest green space, located behind the local middle school. It has ballfields and athletic courts and is often used by youth sports leagues. Wild Lime Park is another recreational hotspot with soccer fields, tennis courts, a community pool, shaded playgrounds and more. On the edge of the neighborhood, four-legged friends can run free at Bark Park, which has separate runs for large and small dogs.

Camp Matecumbe’s unique history
On The Hammocks's south side, Camp Matecumbe is a park known for its big playground, children’s summer camps and unique history. Between 1960 and 1964, it was a refuge for unaccompanied Cuban boys sent to the United States as part of Operation Pedro Pan. The county bought the camp and turned it into a park in the early 2000s. Camp Matecumbe is currently closed for renovations.

Holidays in The Hammocks
Biking trails wrap around each lake in The Hammocks and provide direct routes to the neighborhood's many lakeside artificial beaches. Barrios says these sandy spots are prime seating for picnics and the Fourth of July Firework Celebration, which is sponsored annually by the homeowners association. “When my kids were small, we’d head to the lake near us every Fourth of July to watch the fireworks.” Other holidays like Halloween and Christmas take the neighborhood by storm when homeowners set up their blow-up decorations and string lights. “We used to go all out with the decorations when the kids were little,” Barrios says.
The Hammocks is car-dependent
The Hammocks is about 5 miles west of Florida’s Turnpike. Residents have immediate access to three main roads – Krome Avenue, Lindgren Road and Kendall Drive – and the local hospital, West Kendall Baptist Hospital. The Hammocks is 24 miles from downtown Miami, and Miami International Airport is 20 miles away. However, the droning of airplanes can be heard on the neighborhood's south side, across the street from Miami Executive Airport.
