The community of Middleton was incorporated in 1728 and received its name due to being situated between Salem and Andover, two early settlements of the area. The town found early growth as a farming community that later introduced the ironworks industry, which enabled further development. Today, Middleton is one of the fastest-growing towns in Essex County, thanks to rural land that is being developed to welcome new homeowners to the community. A tranquil rural atmosphere and access to coveted public schools add to the neighborhood’s well-rounded suburban feel, amplified by its proximity to daily amenities. “The location is fantastic,” says local Realtor Colleen Toner of Toner Real Estate, LLC, who has 27 years of experience in the region. “It gives you access to and from Boston or heading north. It has a lot to offer as far as restaurants and shopping and convenience.”

Some of Middleton's rural open space now serves as the canvas for new housing development, of which there is plenty. “You’ve got nice, new construction throughout the town that is a big draw,” explains Toner. The new construction includes not just single-family homes but also townhomes and 55-plus communities. Outside of the new construction, Middleton includes mainly houses built in the mid-to-late 20th century, an assortment of primarily colonial and rambler-style options. Lots around town are generally spacious — many stretching about a half-acre at minimum, providing plenty of lawn space. “There’s lots of land and privacy,” says Toner. Still, some residential blocks feature sidewalks, adding a level of interconnectivity among residents and a runway for leisurely walks or jogs. Homes in Middleton sell for anywhere from about $450,000 to $850,000 depending on size and condition, while newly built new traditional-style homes can reach up to $2 million.

Community engagement at Masconomet Regional High School
Middleton’s public schools are an attraction of their own, with some homebuyers moving here just so their kids can take advantage of them. The Middleton Public Schools district is part of the Tri-Town School Union with the neighboring towns of Boxford and Topsfield. Young students begin their journey at Fuller Meadow Elementary School before attending Howe-Manning Elementary School, which maintains an A-minus on Niche for grades 3 through 6. Older students attend classes at Masconomet Regional Middle School and Masconomet Regional High School, both of which also have an A-minus rating on Niche. The high school requires students to complete a set amount of community service as a graduation requirement and provides resources for students to find opportunities in the community.

Commuting along Route 1
Commuters heading into Boston can reach the area in just over 20 miles heading south on Route 1. The same route also carries travelers to their flights at Boston Logan International Airport, a slightly shorter 18-mile trip. Closer to home is the hospital at Lahey Medical Center, which is an 8.6-mile trip east on MA-114, while the campus of North Shore Community College is a convenient 3.7-mile commute via MA-63 Easta and Maple Street.

Middleton's rich assortment of housing is supplemented by a bustling commercial Main Street lined with restaurants and a Market Basket supermarket for groceries and other businesses. When it’s time for a meal, “Teresa’s Italian Eatery is popular with the locals; their chicken parm is well-liked,” says Toner. “Maggie's Farm is popular, too – their sushi is a hit.” Those looking to get some shopping done head southeast to Northshore Mall, where visitors can explore big-name retailers like Macy’s, Nordstrom and many more.

Bass fishing in the Ipswich River
Not far is Barett Reservation, boasting 83 acres of wildlife, including a short trail for strolls and plenty of birdwatching opportunities to spot native species like woodland warblers. Local anglers also enjoy fishing for largemouth bass in Ipswich River and the 128-acre Middleton Pond.
