A neighborhood that holds loads of US History, convenience to several cities, and is home to the Sesame Street gang, Middletown checks off all these boxes. Established in 1692, this township sits only 35 miles from Philadelphia and 75 miles from New York City. It got its name for being the most central township in Bucks County during the 1800s. It is now home to around 120 historically significant sites.

Walkable streets with manicured lawns and varied styles

Homebuyers of any experience will find what they are looking for in Middletown. “It varies from Levittown ranches to million-dollar homes,” says team leader of BucksArea Homes, Keller Williams Real Estate Joel Gruenke. “Single-family, townhomes, all over. You see an average price of around $450,000.” All the towns in this area are overall walkable. You’ll see manicured lawns, elegantly trimmed hedges and floral decorations. Architecturally, you’ll find everything from suburban ranches to historic colonials and charming condominiums. When you head north towards Woodbourne, homes are pricier than the $450,000 mark, pushing closer to above $600,000.

Outdoor spaces range from small playgrounds to 1,200-acre parks

In every section of the neighborhood, you’ll find a pocket park or nearby trail that makes it easy for a stroll. Those Northeast will enjoy the benefits of Middletown Community Park, which is 42 acres of pure fun with a skate park, sports fields, trails, and the year-round amenities of the Community Park Barn. Detective Christopher Jones Park is to the neighborhood’s west. This smaller 16-acre park holds two fields, walking trails, and a playground. Families can also test their tree knowledge by playing their interactive game. Core Creek Park is the largest park in the area, coming in at 1,200 acres. You’ll find a bit of everything here, making it an excellent option for an all-day family affair. Rent one of their boats on a scorching summer day and kayak along Lake Luxembourg. Kids can let loose on the playgrounds or the various sports courts. Then, those four-legged children will go crazy for the dog park.

Neshaminy schools offer AP and dual-enrollment options

Students in Middletown could attend schools in the Neshaminy School District, which holds an overall B-plus Niche grade. Hoover Elementary School cares for kindergarten through fourth-grade students. This school carries a B-plus Niche grade. Grades fifth through eighth can be completed at the B-plus-rated Maple Point Middle School. Students will take courses within the four core subjects and then explore other curriculums such as family and consumer science or business communication and IT. Neshaminy High School carries a B-minus Niche grade. Students can enroll in over a dozen AP courses. There’s also an opportunity to earn dual-enrollment credit from Bucks County Community College.

Middletown dining includes global flavors and pub favorites

Throughout the township, you’ll spot several mom and pop shops for dining in several cuisines. Fresh morning brew can be grabbed in several places in the neighborhood’s south. Langhorne Coffee House, Well Bean Coffee House, and Johnson Hall Coffee House. These quaint places also carry smaller breakfast offerings like sandwiches, pastries, or oatmeal. Those looking for a place to grab a drink after work can head to Aristaeus Craft Brewing Company. This newly established nano-brewery was voted as 2023’s Best Brewery in Bucks County for its eclectic mixture of beers, cocktails and wines. Irish Rover Station House will give you all things American pub favorites. Thai Chef and Noodle Fusion will spice up your palette with authentic Thai dishes.

Middletown offers groceries, retail and weekend events

When it comes to groceries, Giant, Aldi, McCaffrey’s Food Market and Sam’s Club are all within the neighborhood wall. Other shopping essentials are at Target, TJ Maxx, and Burlington. The Oxford Valley Mall is a smaller mall with around 30 stores, including popular brands such as Macy’s, H&M, and JCPenney. “In this area, there’s something going on every weekend,” Gruenke says. “Sesame Place is there. It’s a big tourist boom for that area.” Spend a day with Elmo and his gang through their rides, parades, and meet and greets.

SEPTA and highways connect Middletown to nearby cities

St. Mary Medical Center is to the neighborhood’s northwest. The hospital was named Best Regional Hospital for three consecutive years, offering 26 specialty services. Those needing to get to nearby cities have options through Interstate 295, 275, and 95. Langhorne and Woodbourne are also SEPTA stops in the West Trenton line, which can get you to downtown Philadelphia.
