Affluent train town with two identities, plus arts and shopping
Millburn consistently ranks as having one of the top public-school districts in the state, making this NYC bedroom community an attractive option for many families.
Millburn is a township with two identities. On the one hand, Millburn is a quaint, walkable section with a thriving downtown and smaller homes. Its other half is Short Hills, an unincorporated community within the less dense northern part, home to the eponymous upscale mall and multimillion-dollar properties. Both towns share a school district and community amenities.
Donna Shaw is an experienced Weichert agent from Short Hills. “I’ve lived here for 26 years and my children went through the school system. [The area] has the convenience to NYC, and I love that it’s a caring community where everyone looks to help everybody.” There are also two direct trains to the city and Paper Mill Playhouse, a nationally recognized regional theater company.

From compact lots to multimillion-dollar mansions
Short Hills and Millburn are distinct in additional ways, from maintaining separate zip codes and post offices to the types of housing available. The Short Hills section offers bigger homes with more privacy, characterized by hilly, windy roads and tree thickets. New construction is more common, although colonials are the most popular in both towns. Property taxes are higher here than in Millburn due to larger properties on more land.
Millburn is denser with smaller homes on smaller lots. “If someone walks walkability, they want Millburn,” Shaw notes. In fact, many parts are within walking distance of Main Street, Millburn train station and Millburn Public Library, with more sidewalks as well.
The median price for both towns is $1.7 million, however single-family starter homes in Millburn start around $700,000 and go up to about $1.4 million. By comparison, single-family homes start closer to $1 million in Short Hills and can reach $5 million for a custom home on more than an acre.

District ranks among the best in NJ
Niche ranks the entire district an A plus and places it third in the state. There are about 4,800 students from pre-kindergarten through 12th grade. There are six elementary schools serving Millburn and Short Hills. Students from both towns feed into Washington School for fifth grade, then Millburn Middle School and Millburn High School. The latter has a reputation for its academic rigor and Great Schools gives it a nine out of 10 for test scores and college readiness. The high school also offers Chinese as part of its world language program, plus a robotics team and fencing club. The schools also reflect greater diversity than neighboring towns, with about 40 percent identifying as Asian.
A percentage of the district attends private schools. Options include the Pingry School in Short Hills and Basking Ridge for grades kindergarten through 12, Newark Academy in Livingston for grades six through 12, Joseph Kushner Hebrew Academy in Livingston for pre-kindergarten through eighth and Oratory Preparatory School in Summit, a Catholic school for boys in grades seven through 12.

Community pool, golf course and Olmstead-designed park
Taylor Park is in downtown Millburn, a Frederick Law Olmstead-designed green space with walking trails, pond and a playground. It also holds summer concerts. Gero Park is in Short Hills, where residents enjoy the Millburn Township Community Pool and Par 3 golf course. South Mountain Reservation covers part of Millburn, a 2,000-acre park that includes the conservation-focused Turtle Back Zoo, a swan paddleboat pond and Regatta Playground, which overlooks the pond and is anchored by a replica pirate ship.
Gero Park in Millburn has a basketball court, sports fields, a pool, playground and golf course.

Thriving Main Street plus additional business districts
There are five business districts around Short Hills and Millburn. Downtown Millburn is at the core and includes the lively Main Street and surrounding streets. Millburn Deli is perhaps the best-known business, a neighborhood fixture dating back to 1946 that’s become a destination for its specialty deli sandwiches. Liv Breads Bakery is a busy spot for fresh artisan bread and baked goods. Trader Joe’s is in town for groceries and nearby Morris Turnpike offers additional retail shopping. Of note, the Mall at Short Hills is a North Jersey destination, offering 140 upscale shops. An Eataly location will be opening there in the near future.

Two NYC train stations
Millburn is 19 miles from Midtown and includes a train station in the heart of town. It's literally a short walk from Main Street, South Mountain Reservation and Millburn Public Library. Midtown direct trains to NYC take about 45 minutes. Short Hills also has its own train station with direct trains.
