What homebuyers usually pay for older houses and condos

Marcy-Holmes is dominated by renters, who make up more than 90% of residents. Many of them are University of Minnesota students staying in apartments, ranging from studios to four-bedroom units. Some also choose to rent larger homes together. The neighborhood's single-family homeowners often live in older Victorian, Tudor and Craftsman-style houses and bungalows, as well as some duplexes. Prices usually range from the lower $300,000s to the lower $500,000s, though certain larger homes can reach the lower $800,000s. Most houses are not part of an HOA. There are also modern condos that vary greatly in price. Standard spaces typically run from the lower $100,000s to the lower $800,000s, with HOA fees of around $500 to $2,000 per month. Luxury units can go from about $1 million to more than $2.8 million and carry HOA fees of roughly $2,000 to $3,000 per month.

The community has two distinct sides - lively and quiet

At one time during its history, Marcy-Holmes was part of St. Anthony, before Minneapolis annexed the city in 1872. “It’s one of the oldest neighborhoods,” says Scott Parkin, the owner of Verve Realty, who is based in nearby Nicollet Island. Parkin says several buildings from that time are still standing, giving the community a distinct look. Today, the neighborhood has two unique halves separated by Interstate 35W. University of Minnesota students tend to live on the eastern side of the highway, closer to the school and commercial districts like Dinkytown. That side of the community is often noisy at night and on weekends. “It’s a classic college town residential area,” Parkin says. Other residents usually live on the quieter western side. People can easily walk or bike where they need to go. Fifth Street Southeast, a one-way street for cars, is also a bike boulevard with a dedicated lane that lets cyclists go both directions.

People walk to cafes, award-winning eateries and karaoke bars

The neighborhood’s western side contains Saint Anthony Main, a historic commercial district along brick-lined Southeast Main Street. Restaurants in the district include the Aster Cafe, an intimate spot with comfort food and cocktails. The cafe often hosts live music and is popular for private events. Jefe Urban Cocina has tacos and modern Mexican-inspired dishes. Alma, on University Avenue Southeast, rotates its three-course and six-course menus seasonally.

On the east side of the neighborhood, nightlife revolves around Dinkytown. There are more fast-food and chain restaurants here, but also favorites like Al’s Breakfast, a hole-in-the-wall diner that usually has a line out the door. Shuang Cheng has Cantonese-style Chinese food, and Blarney Pub & Grill is popular for karaoke.

Residents have an easy downtown commute

It’s around 2 miles from Marcy-Holmes to downtown Minneapolis’ business district, where companies like Target and U.S. Bank are headquartered. Commuting by car often takes less than 10 minutes. Interstate 35W cuts across the city and extends to other parts of the state. “It gets us quickly into downtown,” Parkin says. “There’s not much traffic.” Residents can also use Metro Transit buses to get downtown in 15-20 minutes. The University of Minnesota’s flagship campus is less than a mile from the neighborhood, and people often walk there for classes, work or a football game at Huntington Bank Stadium.

The University of Minnesota brings people to the area

The nearby University of Minnesota has more than 50,000 students at its Twin Cities campus, plus around 25,000 faculty and staff. It’s a research university with a focus on medical and health sciences, biological sciences and engineering, and its athletic teams compete in the Big Ten Conference.

Younger students who live in the neighborhood are zoned for the highly rated Minneapolis Public School District, though the state’s open enrollment policy allows them to attend any school outside of their district that has an open spot. There are also citywide magnet schools that select students through a lottery, including the neighborhood’s Marcy Arts Elementary School. Private schools like the community’s Miniapple International Montessori Schools are another option.

The Mississippi River runs right through the city, and we have several lakes. It's great.

Since I'm a college student and living in an area populated by students, there's not that many job opportunities. I am sure the school employs plenty of people for teaching positions and whatnot but for college the only jobs around here are fast food and even those are limited because there are so many students here.

Lots of places to eat, but in terms of big businesses or big box retailers, the closest thing is a Target or Cub Foods that is two to three miles away

There is a lot of congestion with students walking and biking all over the place, cars trying to get through, buses racing to be on time, and the occasional light rail going through it all. It's not bad, but it can get annoying. That said, if you avoid rush hour, most of the day traffic flows smoothly. On and around campus there is little free parking, but in Dinkytown almost all streets are permit-free. It's also easy to get around by walking, the farthest distance between two point of interest would be about 1.5 miles.
