Twenty years of new development has put this suburban enclave in the middle of all the action. Though increasingly accessible, the streets remain relatively quiet, lined with old oaks, palms and maples. Everyday life here revolves around the country club, where locals enjoy golfing and social events. “It’s an awesome family neighborhood. Everyone is friends and hangs out at the club,” says Danner Benfield, owner of Beach Residential and seven-year Snee Farm resident. “When you get home on a Friday, you won't need your car again for the rest of the weekend.” The community is also conveniently positioned near commercial destinations, natural scenery and the abundant culture of Charleston.

Many homeowners spend their free time at the Snee Farm Country Club, where they can play a round on the 7,000-yard course or visit for events like the recurring Thursday night’s Burgers and Brews gathering. Even if you’re not a golfer, you can use the pool, gym, or eat and drink with the neighbors,” Benfield says. “The neighborhood gets together regularly to watch football and eat oysters. Boating and fishing are a few miles away at Shem Creek Park, one of Mount Pleasant’s most popular outdoor getaways. The scenic coastal inlet is also a hotspot for wildlife watching and sunset strolls along the marshy boardwalk. When the shrimp boats return to the dock, visitors might catch a glimpse of dolphins that often follow the boats. The park is open late, which allows nearby diners to take nighttime walks with views of the downtown Charleston skyline. Snee Farm residents can also tackle the nearby Palmetto Island County Park’s woodsy walkways or round up the pups for off-leash play at the Park West Recreation Complex. Beach lovers can stroll along the 7-mile shoreline on Isle of Palms, which is about 5 miles southeast.

There are several reasons that people choose to put down roots in Snee Farm, and proximity to Mount Pleasant’s shopping destinations is one of them. Restaurants and stores pack a 5-mile stretch of busy U.S. Route 17, including those in Mount Pleasant Towne Centre. This outdoor plaza often fills with shoppers running errands and browsing the aisles at the Lowe’s Garden Center or dropping off packages at FedEx. There are plenty of places to grab a meal, including familiar franchises and local chains like Toast! All Day, a favorite for breakfast. Harris Teeter is nearby for weekly grocery shopping.

Most streets are short and end in cul-de-sacs. The neighborhood’s evolution is evident in its mixed architectural landscape. Housing styles range from simple midcentury ranch homes and contemporary New Traditionals to ‘80s-era townhouses, coastal cottages and classic Southern designs with double-decker porches. Condos and townhouses generally start at $300,000 and can reach over $750,000. Compact midcentury cottages may sell between $550,000 and $900,000, while custom-built homes on spacious, landscaped lots typically range from $1 million to $3 million. Buyers may also need to pay an annual HOA contribution of around $400. Established neighborhoods like Snee Farm are quickly becoming rare among Mount Pleasant's neighborhoods of new builds. "Inventory is very low, and there are a lot of people on the market waiting to get in," Benfield says. Though it’s important to evaluate flood risk in any coastal community, Snee Farm isn’t as prone to flooding. “If you're on the inland side of Highway 17, those are X flood zones, which is considered the lowest risk, and you don’t need flood insurance. It's more expensive if you live on the beach,” Benfield says. The entire region faces the risk of hurricanes and high winds, and residents should familiarize themselves with evacuation routes and other emergency procedures.

James B. Edwards Elementary is known as a “school of global leadership,” with a curriculum that emphasizes community service. It carries an A rating on Niche. Access to U.S. Route 17 allows for daily commutes into downtown Charleston, less than 10 miles away. Interstate 526 connects Mount Pleasant locals to Daniel Island and communities at the city’s northern reaches.
