Chestnut Hill is a changing and trendy neighborhood not far from Downtown Nashville. This area borders Wedgewood-Houston, which is known for its vibrant dining and arts scene. Homebuyers in Chestnut Hill have snapped up new houses, luxury townhouses or repolished gems from the first half of the 20th century. The homes are close to restaurants, industrial and modern buildings and even an old drug store that is now a commercial recording studio.

What type of housing is in Chestnut Hill

Housing options here match the area’s overall feel. “This is an area that I would compare to like a meatpacking district in New York City, where you have a lot of conversions of industrial and manufacturing-type buildings, and you have some new construction, too,” says Jeff Checko, a general contractor and a Realtor with Re/Max Advantage.

Most people in Chestnut Hill rent and live in single-family homes, townhouses and apartments. Apartment complexes include the modern and industrial-themed Emblem Park. Houses include two-story contemporary homes, as well as much older gable-ell cottages, with L-shaped footprints, and Craftsman bungalows. There are townhouses in modern communities like the Wharf. “It’s a higher-density area than the suburbs. There’s not going to be any half-acre or quarter-acre lots, but there’s a mix of attached and detached buildings,” Checko says. “And if they’re detached, you can still probably pass the salt and the pepper between the houses.”

Home prices are rising, but still close to Nashville’s

Chestnut Hill’s median sale price is in the lower $500,000s, which is close to Nashville's. That median is slightly lower than Wedgewood-Houston’s, but a little above that of nearby Woodycrest. Depending on a mix of size, age and historic upkeep, homes mostly sell from the upper $200,000s to the upper $600,000s. Townhouses can sell between the lower $300,000s and the upper $600,000s.

Interstates and WeGo buses serve commuters

Chestnut Hill is highly walkable, with sidewalks throughout the neighborhood. Downtown Nashville is close, about 10 minutes away by car. You'll also find quick access to buses and a few interstates for commuting:

  • The WeGo service has bus stops across Chestnut Hill
  • Interstate 40 travels toward West Nashville and the Nashville International Airport, about 10 minutes away.
  • Interstate 65 takes drivers to the suburbs north and south of Nashville.
One downside is that the north end of Chestnut Hill can be noisy due to the I-40 traffic.

Cafes, craft beers and authentic Neapolitan pizzas are available

“As far as what’s within walking distance or very accessible, I’ll say Il Forno,” Checko says about some restaurants he recommends. “It’s a really nice Italian place.” Several other dining options you'll be close to in Chestnut Hill and Wedgewood-Houston include:

  • Cafe Babu is both a coffee shop and a bar with features like tables made from carved wood and stone.
  • Matryoshka Coffee is another cafe with lively, bright and colorful art.
  • Mr. Burger is a low-key drive-up shack that’s also popular for its barbecue- and honey-glazed chicken wings.
  • Fait la Force Brewing serves craft beers in a place with upscale antique decor.
  • Soho House Nashville is a private club with a coffee shop and bar called May’s.

Fort Negley Park and fairgrounds are nearby

The area has a couple of small outdoor spaces for people who want to get outside, including Dudley Park, which has a walking path and a few benches around a soccer field. Otherwise, you'll need to step just beyond the neighborhood to find more outdoor activities. Chestnut Hill isn’t far from Fort Negley Park, which offers more trails and a hill with downtown Nashville views.

You’re also not far from The Faigrounds Nashville and Geodis Park, both of which are in the same area. The fair is held every September and features carnival rides, live music and livestock shows. Geodis Park is home to MLS’ Nashville SC, one of the city’s three major pro sports teams.

Students have access to diverse high schools and choice options

Chestnut Hill is part of Metro Nashville Public Schools, which includes Glencliff High School. The high school is known for its diversity and also for its award-winning culinary program. Parents can also send their students to schools not based on their addresses. The neighborhood is home to LEAD Cameron Middle School, while the historic and magnet Hume-Fogg High School is about 10 minutes away. Hume-Fogg takes in many advanced students, and its artistic activities include jazz.
