New Fairfield is a small community with abundant outdoor recreation
The town of New Fairfield, located along Candlewood Lake, is known for its connected community and abundant outdoor recreation. “It’s a small community with a big heart,” says Melissa Luks Fidanza, broker/owner of Luks Realty and lifetime resident of New Fairfield. “If someone drops something in the grocery store, people will ask, ‘Can I help?’” Roads within town wind around hills and reservoirs, and in the center of town, a small shopping district provides access to necessities. The school district is comprised of only four schools, which allows students within the district to build strong bonds throughout their educational journey. Compared to many neighboring areas, housing is relatively affordable, and locals have begun to notice increased interest from outside homebuyers.
Annual events in New Fairfield
New Fairfield has a very active community. Adults can enjoy Sip & Stroll nights, where businesses open their doors and serve specialty drinks. Ticket sales go toward funding future park programs. In the summer, the Lions Club puts on a multi-day carnival on the old Consolidated School grounds. “It’s the biggest summer event,” Fidanza says. “We are also the only town in the area with a Fourth of July parade on the actual day. We always say that half the town is watching the parade, and half is in it.”
New Fairfield Food Center is a local favorite
Residents can find groceries in town at the New Fairfield Food Center, formerly known as Johnny’s Food Center. It offers a butcher shop, fresh baked goods and other essentials. “It’s been family-owned for three generations,” Fidanza says. Halas Farm, a community-supported agriculture farm, has a farm stand that sells eggs and jams. There is also a Stop & Shop in town for picking up items that Johnny’s and Halas don’t carry. For most other retail needs, the town of Danbury is the go-to spot. It has the Danbury Fair mall and Stew Leonard’s grocery store. As far as restaurants, there are several in New Fairfield. One favorite is Biscotti's, which prides itself on farm-to-table offerings sourced in part from Halas Farm. In the evenings, diners can enjoy the lighted outdoor seating area and fire pit (for when the air starts to chill). The restaurant regularly hosts live musicians — with everything from local to regional acts.

From cottages to multi-million-dollar homes on Candlewood Lake
Those looking to settle in New Fairfield will find a wide range of housing prices. “For around $225,000, you might find a home that you can live in, but it may be small, on a hillside and will feel cottagey,” Fidanza says. “The lion’s share of what young families are buying is three- and four-bedroom ranches and raised ranches.” These list for around $500,000. Between 1970 and 1980, farmland was developed, and communities of Colonial Revival-style residences took its place. “Everyone loves these communities because they’re great to walk or ride a bike around in,” Fidanza says. There are also several houses in the $1 million bracket. “They’re colonial style but modern — more open-concept and trendy. Most are about 3,500 to 4,000 square feet and have very nice finishing details.” Along Candlewood Lake, buyers might find multi-million-dollar residences that afford sweeping waterfront views.

The New Fairfield School District serves area children
New Fairfield children may begin their education at Consolidated School, which serves pre-kindergarten through second grades and earns a B-minus on Niche. Consolidated now shares a building with B-rated Meeting House Hill School, where students will learn in grades three through five. New Fairfield Middle School gets a B-plus and offers education for sixth, seventh and eighth graders. Students finish their secondary academic journey at New Fairfield High School, which has a B-plus rating on Niche and is known for its excellent clubs, activities and college preparatory programs. “Kids who start school here graduate with the same 180 or so kids,” Fidanza says. “They don’t merge the school districts, so families get close with one another.”

Enjoying Pootatuck State Forest and Squantz Pond State Parknd
The New Fairfield area has “so many beautiful natural things,” Fidanza says. Candlewood Lake is the largest man-made lake in the state of Connecticut, and residents can purchase a pass to the beach at Town Park to enjoy their summers on the water. “It’s a great place for new people to meet others and a perfect spot for playdates,” Fidanza says. In addition, locals can find miles of trails in areas like Pootatuck State Forest and Squantz Pond State Park. The New Fairfield Parks & Rec Department also offers ball fields along Brush Hill Road.

Accessing Metro-North and Interstate 84
There are several transportation options for commuters. “There’s a Metro-North shuttle bus. It only stops at two places in town, so some people can walk, but those who can’t walk can park in the lot. The town isn’t overcrowded, so you don’t have to fight for spaces,” Fidanza says. Those who prefer to take their own vehicle can connect to Interstate 84 in Danbury. The closest airport is in Bridgeport, less than 30 miles away. For more direct flight options, John F. Kennedy International Airport is about a 60-mile drive. When locals need medical attention, they generally visit Danbury Hospital, just over 5 miles from New Fairfield. In 2024, Danbury Hospital was recognized by Healthgrades as one of America’s 250 Best Hospitals.
Expect winter weather
New Fairfield, according to the Federal Emergency Management Agency (FEMA), is at a high risk of winter weather, ice storms and strong winds. “We aren’t paralyzed by bad weather,” Fidanza says. “The town crew keeps up with the roads, and they put sand and salt down before storms.”
