From loft living to new construction at One Madison
The Beaux-Arts and Renaissance revival architecture of the early 20th century is part of the area’s charm, contrasting with the new high-rises and modern condos that have been built over the last decade-plus. Many buyers are drawn to move-in-ready new construction, says Lois Planco, a Compass agent who has lived in the district for over 20 years. Projects include 55 West 17th, or One Madison, where a three-bedroom unit costs around $8 million. The Flatiron District also offers loft spaces, with a renovated three-bedroom unit in a co-op building priced at about $3 million. One-bedroom units start at around $700,000, and studios cost around $400,000. The area also has townhouses beginning at around $10 million. In a few years, buyers can live in the Flatiron Building itself, which is set to be converted to about 40 luxury residences. "Buildings that exist there are pretty much the way they will be forever," says broker Leonard Steinberg of Compass. "And the area, which was once pretty much 100% commercial, has, over the past two decades, slowly but surely shifted to a vast percentage being residential now." Steinberg adds that the Flatiron District's building height restrictions protect the light, especially in the heart of Manhattan. "Having quality of light year-round, with 12- to 14-story buildings instead of 80 stories has value to some people," he says. "The height restriction is something that people truly appreciate when living there."

Historic shopping district creates a dynamic experience
The Flatiron District has long been a shopping destination, famously known at the end of the 19th century as the luxury retail hub dubbed the Ladies’ Mile. Today, clothing stores line Fifth Avenue, while quirky spots like the bespoke home goods store Fishs Eddy add character along the cross streets. The district also houses over 100 health and wellness businesses, ranging from salons to pilates studios: "Of all the neighborhoods in the world, this neighborhood has more health and beauty-related aspects than any other," Steinberg says. For fans of the wizarding world, Harry Potter New York sits across from Madison Square Park. Everyday essentials are easy to find too, with Whole Foods and Trader Joe’s nearby, plus the Union Square Greenmarket open four days a week for fresh produce and local goods.

Madison Square Park, across from the Flatiron Building, is another popular landmark and draw of the district. “The neighborhood starts with Madison Square Park and runs through Union Square Park. A city is as valued as its greenery, and this area is adding green spaces,” Planco says. Providing more than 6 acres of green space, the park has a dog run and walking paths, and its seasonal public art installations make it a destination for many New Yorkers. Union Square Park has lawns and benches, and in recent years, several pedestrian plazas have been carved out along Broadway. In December, Union Square Holiday Market sets up shop in the park. Stands offer everything from sweets to handmade soaps. "It's the best in the city," Planco says.
