A former industrial town redefines itself
Situated between Youngstown and Warren, Niles was once an important piece of Ohio's manufacturing history. However, since the industrial crash of the 1970s, this quiet town has pivoted toward hosting most of the area's retail. However, the ties that often bond an industrial town are still there. "It's a small, strong community," says Marcus Agee, Realtor with Keller Williams Chervenic Realty. "There's not a lot of in-and-outers there. When people move in, they tend to stay." These close social bonds and approachable real estate prices have attracted many residents. "I was used to the city, so I was apprehensive about moving here," says Kathy Chromchak, a Realtor with BHHS Stouffer Realty. "But there's not a lot of traffic, the housing's affordable and the people are friendly."
The Niles neighborhood is conveniently located 15 minutes away from downtown Youngstown.

Historic 19th-century homes
Median housing prices in Niles are in the mid-$100,000s, below the national median in the low-$400,000s. Historic homes from as early as the 1800s cluster around the center of town. Some of the area's newest homes fill the neighborhoods surrounding Stevens Park. Mid-century-inspired split-levels and ranch-style houses are in the eastern part of town, outside McKinley Heights.
Local retailers and restaurants are among the largest job creators in Niles, particularly in the northern stretches of town, where the shopping district is. "The Eastwood Mall complex has brought in a lot of business," says Sami Yacoub, Realtor at William Zamarelli Realtors. "It's mostly chains, but it's flourishing out there." Agee says that locals frequently commute to Warren or Youngstown for careers in manufacturing and hospital work. Trumbull Memorial and Mercy Health are the nearest hospitals, employing thousands of people.

A central shopping district for the Youngstown-Warren area
The area's shopping is centered around the Eastwood Mall. Opened in 1969, Eastwood serves as a major shopping and restaurant source for Niles and the surrounding cities. "Everyone shops there: Warren, Niles, Youngstown," says Agee. This northern area has a high concentration of chain restaurants and franchise retail.

The city has over 100 acres of public parks and facilities, including Waddell Park, which features a wellness center, baseball diamonds, a playground and a football field. The Trust for Public Land estimates that 21% of residents live within a 10-minute walk of a public park.

Straightforward routes for commuters
U.S. Route 422 and State Routes 46 and 169 cut through Niles, providing straight shots to Warren, 5 miles northwest, and Youngstown, 12 miles southeast. The Akron-Canton Airport has dozens of daily flights to locations such as Sarasota, Chicago and Washington, D.C. Niles does not have a public transportation system.
A school honors a former president
Niles City School District serves the area, and Niche rates it at a B-minus, with particular accolades for its teachers. The district has five public schools, including McKinley High School, named for 25th U.S. President William McKinley, a Niles native.
Teenage students can attend the Niles McKinley High School in the Niles neighborhood.
The Niles Intermediate School is known as the home of the Dragons, the school mascot.

Flooding is a minor risk in Niles, particularly along the Mahoning River. Flood insurance is required for homes in areas most affected.
In 2024, funding was approved for the development of an "urban entertainment area" downtown. It will feature open space for food trucks and greenspaces for dining and relaxing. Projections for its opening date are in the summer of 2026.
