Leafy suburb with a short commute to New York City
“Location, location, location” has become the famous real estate mantra, but in North Valley Stream, that mantra should perhaps be shifted to “Accessibility, accessibility, accessibility.” Located just barely in Nassau County, with its western border brushing against Queens, North Valley Stream is a leafy suburb with a quick commute to New York City. “I’m originally from Brooklyn, so I wanted to live in an area where I could go back and forth to Brooklyn within a half hour, give or take,” says Femi Adebanjo, an associate real estate broker at Keller Williams Legendary who has lived and sold in the Valley Stream area for 22 years. “Because I still do business in Brooklyn, so that was one of the draws for me — being in Nassau County but not being too far in.” Beyond its location, the other reason the commute is so reasonable is its access to both major highways and public transportation. Eileen O’Hara, an associate real estate broker at Daniel Gale Sotheby’s International Realty, agrees that its commute to the city is the biggest reason people are drawn to North Valley Stream and points out that its location also adds unique benefits of its own. “It’s the entry point to Nassau County and all it has to offer,” she says.

Small pre-war homes starting at $550,000 in North Valley Stream
Modest front yards set homes back from the sidewalks that line both sides of North Valley Stream’s residential streets. Most of the homes here were built between 1930 and 1950. These houses tend to be small ranch-style homes and Cape Cods, including a large number of cottage-style Capes. A fixer-upper starts at around $550,000, while a fully renovated house can climb to about $900,000. The occasional larger colonial or expanded Cape can cost between $900,000 and $1.2 million. The only exception in these prices is Dutchgate, a community dedicated to people aged 55 and over. Its small homes typically range between $400,000 and $575,000. “It’s very popular and does attract people to the area,” O’Hara says. “It’s got about 350 units, it’s a gated, private community with a pool.” The CAP Index crime score is 2 out of 10, which is lower than the national average of 4.

Extracurriculars at Valley Stream and Sewanhaka schools
North Valley Stream is served by three elementary school districts. The Elmont Union Free School District and Valley Stream Union Free School District 13 both earn A ratings from Niche, while Valley Stream Union Free School District 30 earns an A-minus. Students may attend Howell Road School, which has an A, from pre-kindergarten through sixth grade.
When they reach seventh grade, students living in the eastern half of the community move on to the Valley Stream Central High School District, which has an A. They can attend Valley Stream Memorial Junior High School, which has an A-minus, and Valley Stream North High School, which gets a B-plus. The high school offers mathletes, jazz club and honor societies. In the community's western half, children move to the Sewanhaka Central High School District instead, which also has an A, where they can attend Elmont Memorial High School, which has an A-minus on Niche, from seventh through 12th grade. It offers model UN, book and chess clubs. “My kids have grown up and gone to school in Valley Stream,” Adebanjo says. “Wherever you land in Valley Stream, you always know you’re going to end up with a pretty good school.”

Abundant commuting options and houses of worship
The Southern State Parkway and Cross Island Parkway run through the community, making traveling by car a breeze. Queens is just minutes away, and bus stops scattered throughout the area make it possible to get around even without a car. “The N4 that runs over there makes it pretty easy to get around and also to get to the LIRR,” Adebanjo says. Residents who commute to the city on the Long Island Rail Road often head to Valley Stream Station just under 2 miles away, from which the train reaches Penn Station in less than 35 minutes. The Long Island Jewish Valley Stream hospital, a division of Long Island Jewish Medical Center, is located in North Valley Stream. John F. Kennedy International Airport is 7 miles away.
North Valley Stream is also home to Muhammadi Masjid and Masjid Hamza Islamic Center, which serves thousands of people, as well as seven churches: St. John’s United Methodist Church, St. Gregorio’s Orthodox Church, Valley Stream Baptist Church, Bible Baptist Church, Gateway Christian Center, RCCG Praise City Church and Elmont Temple Seventh-day Adventist Church.
The Belt Parkway offers quick and easy access to NYC and all points east.

Biking and athletics at Valley Stream State Park
At 97 acres, O’Hara says that Valley Stream State Park is one of the community's biggest features. “It’s a nice place for people to go and be able to bike ride and walk and still be in a really centrally located community,” she says. The park also has play areas, shaded picnic spots and a soccer field. Elmont Road Park features a playground and splash pad for kids, as well as basketball courts and sports fields. Just over a mile away in Valley Stream, Arthur J. Hendrickson Park is also incredibly popular. Its biggest draw during the summer is its public swimming pool, but the park also has athletic courts, including a mini golf course, and walking paths that circle a lake where locals can watch the ducks or go fishing. Long Beach offers access to sun, sand and the water of the Atlantic Ocean about 10 miles south.

Diverse restaurants along Central Avenue
Addy’s BBQ offers halal food like wings and mac and cheese and Holy Cow has halal burgers and Philly cheesesteak. Genovese Pizzeria is the go-to for a slice of pizza and friends often meet at Charlie Meaney’s for wings, burgers and drinks. Caribbean and Jamaican restaurants are also scattered throughout the community, including Yardies, which is known for its oxtails. “Depending on what kind of food you want, there’s something there for everybody,” Adebanjo says. Western Beef Supermarket and Key Food Supermarket offer groceries right in the community. Less than 3 miles away, Green Acres Mall offers major retailers like H&M, Macy’s and PetSmart alongside more grocery options like ALDI and Walmart.
