Ojus can be best described as Aventura’s quieter next-door neighbor. Homeowners have plenty of space to move in their own community, but they’re often found on the other side of Biscayne Boulevard for work, the mall, or the beach. “Ojus is right next to Aventura, so location is key,” Yael Sultan, Realtor at Avanti Way Realty LLC, says. She lives in Aventura and has been exploring Miami’s best for over 20 years. “Some single-family homes in Ojus even share the same zip code as Aventura. You can get where you need to go since I-95 is right there, whether you’re heading north or south. It’s also a 10 to 15 minute drive to the beach, which is super nice.”

Ojus' large swath of renovated homes
“Ojus is a relatively big area, and it’s growing and updating slowly but steadily,” Sultan says. “A lot of homes have nice backyards and there’s a lot of green space, depending on the area you’re in. And there are lots of older homes being updated and a lot of new construction. I’d say 90 percent of those homes just kept the shell and added all new interiors and exteriors.”
Opposites attract here—Spanish Mission Revivals are next door to ranch-style homes in pops of yellow and pink, as well as Midcentury Modern homes with clean lines and sleek windows. Most go for $1 million to $3 million dollars. The higher-priced options are in sought-after lakefront communities like Greyknolls Estates or Enchanted Lake, although locals don’t need a private dock to hit the water that traverses throughout the area. A waterfront condo neighborhood with high-rise units going for $150,000 to $350,000 makes up Ojus’ southwest end.

Aventura Mall: South Florida's shopping destination
Residents from all over South Florida will make the shopping pilgrimage to Aventura Mall. Exploring local parks and the Lakeside Nature Trail system
A wide swath of open green space occupies the southern quarter of Ojus. Greynolds Park is an official Heritage Park and a popular spot for nature lovers young and old. Kids run wild at the playground, and the Lakeside Nature Trail system meanders through varied natural habitats, including a sprawling mangrove preserve. Neighborhood-sized parks are scattered throughout Ojus for afternoon excursions, the biggest being Ojus Park to the south and Highland Park to the north.

Bluegrass beats in Greynolds Park
Greynolds Park is also home to the South Florida Bluegrass Association, which hosts free concerts in the shade of grand oak trees on the first Sunday of each month. And locals are thrown back in time to the ‘60s, ‘70s and ‘80s during the Love-In Music Festival, also held at the park each fall. The Aventura Mall is the other central point for major events around Ojus. Pop-up exhibitions from the likes of Dior and Vogue are scheduled throughout the year, some of which are exclusive to Aventura.
100 years of Ojus Elementary School
Ojus Elementary School has come a long way since its inception as a one-room schoolhouse. The beloved community institution celebrated its 100th anniversary in 2017 and earns a B-plus from Niche. Highland Oaks Middle School is within walking distance for some residents and earns a B-minus. Dr. Michael M. Krop Senior High School sits on the north end of Ojus; like Ojus Elementary, the school earns a B-plus from Niche.

Traveling up and down I-95
Though city-adjacent, Ojus sits squarely on the car-dependent end of the spectrum. Locals are 17 miles from Miami and 15 from Fort Lauderdale on Interstate 95. For a quick and comfortable ride to the mall and other hotspots downtown, they take the Brightline Aventura train from the station less than a mile away.
